Here are five easy to use training tips for your new puppy.
1.) Chewing Problems – The most effective solution to a puppy chewing on something he shouldn’t is
to not discipline him, but to simply replace the object that he is chewing with a chew toy and then to raise him greatly for chewing on his chew toy. Positive encouragement is what a puppy will respond to the most.
2.) House Training – The easiest way to house train your puppy is to always take him out immediately after his meal. Wait for him to go. Once he goes, praise him greatly. He’ll soon get the idea that going outside is the correct thing to do.
3.) Playtime – When you are thinking about getting a puppy, make sure you have the appropriate time to give to your dog. Estimated necessary time is about 10-30 minutes for eating (3 times a day), 10-30 minutes for a walk (3 times a day) and about an hour of playtime with your dog. Most people don’t realize the amount of time that a healthy puppy will require.
4.) Dog Crates – Dog Crates can have a positive impact on both the dog and the owner. It’ll give the dog a safe and secure area that is very close the “den” like atmosphere that dogs had in the wild. Once a dog is comfortable with a crate, it’ll allow the owner to safely transport the dog and help to house train a puppy (they won’t want to do business in their den).
5.) Hide The Chocolate – When getting ready for halloween, make sure you keep the candy out of reach of the dog, especially chocolate. Chocolate is very dangerous to a dog. It can make the dog very very sick. If you suspect that your dog has eaten chocolate, you should your veterinarian IMMEDIATELY.

Reselling Domain Names
September 2005
You offer web hosting services. Or web design services. Or both. When your clients need domain names for their websites, do you want to send them to another site, possibly to a competitor, to register one?
Of course not. That’s part of why domain name registration is a popular service to offer. Reselling domain names provides an additional service to attract and keep clients as well as another source of recurring revenue. You can offer domain name registrations on their own or bundled with other services you provide.
Features of domain name reseller programs
When you are a domain name reseller, your clients register domain names using the service accessed through your domain name reseller account. The domain name company bills you, and you bill your clients. Or possibly the domain company handles the billing.
You decide on the retail pricing, and you market your services. The wholesale prices you pay before you add your markup depend on your sales volume and on the domain name reseller program you choose.
All of the domain name reseller companies compared in this article offer a reseller API (Application Programming Interface), which enables you to use the features provided with the domain reseller program. When your clients register domain names or update records at your site, the API communicates with the domain name reseller program system. With an API at your website, you keep the appearance and branding of your site when you resell domain names.
Two of the domain name companies compared here offer website creation tools for resellers, which means that you can be in the business of reselling domain names within minutes of having your account set up.
Many domain name reseller programs require the domain name reseller to pay and regularly top up a deposit for domain names. By doing this, the domain name reseller is paying for the domains in advance while making a profit from them when they’re registered.
Domain name companies compared
The starting prices listed are the highest current wholesale prices for .com domains. Some other extensions may be higher, and the prices typically decrease with volume pricing.
See the company websites for more details about what each domain name reseller program offers.
BulkRegister
BulkRegister’s Domain Pilot tool allows domain name resellers to provide their clients with a unique URL and access code to make changes to the Whois data for their domains. Resellers can control which of the fields to provide their clients with access to. Registration can be automated or manual.
Resellers become BulkRegister members and are invited to take part in discussions about product ideas, upgrades, and updates. A $50 Overture advertising credit comes with the first year of membership.
- Setup fee: No
- Annual fee: $99
- Deposit required: No
- Starting wholesale pricing for .com domains: $12

eNom
If you resell domain names through eNom, you choose between two eNom tools:
- Automated Registration Software (API), which allows your clients to register and manage their domains through your site
- PDQ, a site that you customize and eNom manages — they handle the billing, and you earn commissions
As an eNom domain name reseller, you can also offer your clients web hosting, web monitoring, SSL certificates, and other eNom products as a reseller.
- Setup fee: No
- Annual fee: $99 if you use the PDQ website tool
- Deposit required: Starts at $199 for 199 eNom points

Hi did you no that internet web pages have come full cercal, well do you remember the old days when a website was designed by code?
You no by actually typing HTML, the web pages looked simple and the only ones that had lots of images was the big firms that had the money to pay for them.
Then came the programs FrontPage Dream weaver and so on, WebPages started to get more and more in complexity, we had to keep image sizes small so the page would load faster and some websites turned the images into background images as these would load faster.
Then come the full page images the whole page seemed to be made up of images, this was ok by now as most users have high speed internet access, forms and PHP websites images and even Flash websites are born.
Now things are changing again, thanks to search engines and the customers the way we look at a website has changed, websites need to be fast loading still and we now see a lot less full page images, graphic design is becoming a thing of the past, WebPages don’t need flashy designs any more.
Here’s my tips for a website design and on you can use over and over.
What do we want a webpage to be?
1. Fast loading else the surfer will jump to another site.
2. A professional looking website, else the surfer will think its a back bedroom business.
3. clean looking graphics and business image.
4. A website that will sale sale sale.
1. Ok a lot of websites have cut down on images these do have there place but don’t use them to make frames and boxes, use them as a whole image and don’t do image cutting, these take time to load and are no longer good.
2. If your sealing something conceder designing a sales page I like sales pages but I do find them to be long pages and a lot of reading, the sales page has a big text header to get the buyer interested then some notes and then a sub header, then the sales page, you need to add some good feed back notes in a sales page.
If you don’t like sales pages design a website to look like a mini sales page using the same idea but not so long add links to other parts of the site, keep the whole site clean looking add images where you think it needs it but don’t go mad.
3. If you are not good at designing images go buy some this is very important if you add an image it must look professional, also consider a photo of you or you and your family, this adds a personal touch though dress well!.
4. If the page loads fast and you have that killer header then BAM, the page is there in there face, Wow look at this? they will read the header, this is your chance to grab them, they may browse down the page so that’s when the sub headers kick in.
This Article is designed to get you thinking about the way you design, I hope you will look at the design of a site when you visit one next and start to see a trend, this will point you the right way.
All the best.

Free Paid Surveys, Get Paid To Take Surveys, Take Online Surveys for CASH!
More than likely you have seen ads like these all over the internet. And like most people you are probably wondering if they are true. Can you really get paid to take surveys online? Or is paid surveys just another scam? Surprisingly, the answer is yes. You can actually get paid to take surveys online.
There are many companies that will pay you to participate in online surveys, focus groups, and even product tests. These are market research companies that are paid by large companies to find out what the public feels about their products. They want to know if their advertising camppagns are working and how everyday people feel about their products. Large corporations spend billions of dollars a year on advertising. So to pay you a few dollars to find out if their advertising is working is not that big of a deal. So they hire these market research companies. And the market research companies send out surveys to everyday people to find out what the public is thinking.
There are also several misconceptions about taking paid surveys online. Many advertisements will tell you that you can make up to $250 an hour taking paid surveys. Although it is possible to be compensated $250 for participating in an important study or focus group, the average paid survey will pay you between $2 and $20.
There are also a few different kinds of paid survey sites. There are paid survey directories, or databases, and there are the actual paid survey companies. A paid survey, or market research company, is the actual company that will send you the paid surveys. And also the one that will compensate you for your participation. An example of a paid survey company is NFO My Survey. NFO has been around for over 20 years and is one of the major paid survey companies on the internet. When joining a paid survey site like NFO you are notified by email when your participation in a paid survey is needed. You can then choose to take the paid survey or simply ignore it. You are told how much you will be paid for taking each survey and how long the paid survey should take to complete. Companies like NFO My Survey are always free to join. A legitimate paid survey company will never ask you to pay a fee to join.
Another type of site is a paid survey directory, or database. Paid survey databases provide directories of paid survey companies. These are the sites you go to to find companies that will pay you to participate in online surveys. There are several databases you can join. But most online paid survey databases are not free. A site like SurveyScout charges about $35 for their directory of 490 paid survey companies. Others charge anywhere from $20 to $60 to access their paid surveys directory. Many people are fooled into thinking that when they join these membership sites they will automatically start receiving paid surveys. A membership site like SurveyScout does not actually send paid surveys. they are only a directory of companies that you join that send paid surveys online.
Before you spend $35 dollars for a paid survey database do some looking around. A good paid survey directory will have everything you would find in a paid membership site and is absolutely free. There is no need to pay to find paid surveys. In fact, why would you want to pay for free information? Paid membership sites are simply taking advantage of the fact that most people don’t know where to look for this type of information. And once they pay and then find out that they paid for a directory, most people feel like they have been scammed. My advice would be to bypass a paid directory. And use a free paid survey directory.
If you are looking for a full-time income online, paid surveys may not be the thing for you. Although you can make some good money taking paid surveys online, more than likely it will not be enough to make you rich. On the other hand, if you want to make some extra money without much effort then paid surveys is the way to go.
The key to getting paid to take surveys online is joining as many of these paid survey companies as possible. Most paid survey sites will only send a few paid surveys a month.
So the logic is, the more paid survey companies you belong to the more paid survey invitations you will receive. And the more money you will make. I’ts a good idea to start off with around 10 to 20 good paid survey companies. Each one will only take a few minutes to sign up for and is well worth it. There are around 500 paid survey companies you can join. And once you have joined the main ones you can go back and join others to receive even more paid surveys. Of 500 paid survey companies I would have to say that there are about 50 that will send you paid surveys on a regular basis. The rest may only send one a month or even less. So starting with the top paid surveys is obviously the best way to go.
You must answer a few screener questions before taking a survey to see if you fit the profile for the type of person the company is interested in. After taking a few screeners you can start to see how you should answer to make yourself qualify. for instance, most paid survey screeners will ask you if you work in a certain industry, or any type of market research or advertising business. The answer to a question like this should almost always be no. They do not want people who know the market research business taking their surveys. And you will almost always not qualify for the paid survey.
Well now that you have all the information you need it’s up to you to decide if paid surveys is for you or not. If you are interested in paid surveys I highly reccommend NFO My Survey, Global Test Market, Survey Savvy, Survey Spot, E-Poll, ECN Research, Lightspeed Research, American Consumer opinion, Test Spin,GoZing surveys, Greenfield Online, and Opinion Outpost. There several more great paid survey sites. These are just my personal favorites.

A new study confirms that early life exposure to second-hand smoke can produce life-long respiratory problems. A study of 35,000 adult non-smokers in Singapore revealed that those who lived with smokers during childhood had far more respiratory illnesses.
Fiber May Protect
However, study participants who reported eating more fruit and vegetable fiber as adults seemed have acquired some protection against the negative health effects. Those who ate more than 7.5 grams of fiber each day — roughly the equivalent of two apples — had fewer health problems.
The Benefits
Researchers theorized that fiber may:
- Reduce blood glucose concentrations
- Reduce inflammation
- Enhance antioxidant processes
But they cautioned that the possible benefits of fiber should be taken as lessening the importance of reducing exposure to environmental tobacco smoke. EurekAlert August 30, 2005Thorax August 30, 2005
Dr. Mercola’s Comment:
Most people know that I view eating the right foods are far more important to your health than smoking. In fact eating onefrench fry is more dangerous than smoking one cigarette.
I have seen many people ruin their health by stopping smoking and ignoring their food choices thinking they were doing a good thing for their health.
Don’t get me wrong, I don’t believe anyone should smoke but one needs to have a wholistic perspective on health if you are going to achieve it.
But getting back to smoking, if the true cost of a pack of cigarettes — estimated to be nearly $40 when all the extra health are taken into account — won’t make you stop smoking, perhaps its harmful effects on your children will. According to the American Lung Association:
- Children who breathe second-hand smoke are more likely to suffer from pneumonia, bronchitis and other lung diseases
- Children who have asthma and who breathe second-hand smoke have more asthma attacks
- There are an estimated 150,000 to 300,000 cases every year of infections, such as bronchitis and pneumonia, in infants and children under 18 months of age who breathe second-hand smoke
One of the best routes to quitting smoking is through complete abstinence. This means cold turkey and not gradual reduction. But that can be tough for anyone. That’s why I recommend using energy psychology tools. There are many effective strategies out there for working with addictions but I find the Emotional Freedom Technique (EFT) to be highly effective.
It’s good to know that fiber can also help you if you have no choice but to inhale secondhand smoke from your family or colleagues, just as it has many other benefits. One caveat, however:
One of the main sources of fiber in the diet of Singapore patients was soy, a problematic and potentially dangerous “food” if there ever was one. Although processed soy products are consumed by more than 200 million Americans, thousands of studies have linked them to a host of problems, including malnutrition, cognitive decline and infertility.
Fermented, unprocessed soy products like natto, miso, and tempeh, however, are far healthier for you, as the fermentation process aids in liberating otherwise difficult to digest nutrients in the soybean, making them more available for absorption.

There was once a time when grandparents sat amidst a group of wide-eyed grandchildren telling stories of days gone by. As the global village shrinks and families spread out across the nation and the world, the tradition of sharing family stories orally is in decline.
Oral tradition passing stories by word of mouth has been the primary means of sharing family histories until the very recent past. As families spread out across the globe, it is far less likely that multigenerational families will spend extended time together; however, just because the method of communication is changing, does not mean that the global village will be the death of family history.
Despite the fact that extended families are more separated than ever, modern technology narrows the communication gap caused by distance. As such, families do not have to be distant even though they live far apart.
The same holds true for sharing family histories. While family histories may not be shared at the dinner table as they once were, it does not mean that they cant be shared. The same modern technology that allows families to stay close also allows them to communicate family histories from one generation to the next. The only difference is the absence of the dinner table and the means of communication.
Since the written word is a much more permanent and accurate method of preserving family history than dinner table conversation, it is actually recommended that all families make an effort to preserve their family histories in written form.
In some cases, the stories will only hold significance for the family itself; however, in many cases, one familys history may be representative of an entire town or era. Just as historians and students today study Revolutionary or Civil War era letters to learn about what life was like for regular people, one day, people will turn to our electronic transmissions to learn what life was like in the early 21st Century.
Those people who do not feel confident enough to write their family histories themselves should seek out professional writers to ghost write for them. The most important thing is to get the stories in written form to preserve them for later generations, but some families may even choose to go a step further and self-publish their family histories in a nicely bound book. There are many self-publishing services that copy and bind books. Because of new print on demand technology, people can order 10 copies or 1,000 copies. Some of these services even sell the books online, making it easy for family members and members of the community to obtain copies.
No matter how you choose to proceed, preserve your familys history in written form before the stories are lost to coming generations.

Let’s call my friend Sam.
In June 2005 Sam was looking into buying a fast car. Usually we buy cars from the Orlando car auction, but Sam decided to try eBay incase there were some lower prices. It was there that he found a 1998 Mitsubishi Eclipse GS-X for $3500. Sam is not as internet savvy as me, and I was not with him at the time that he ended the Buy It Now auction, so he thought that this was an excellent deal! (As would any other normal computer user.)
The next day Sam called me on the phone and told me about the incredible deal that he had gotten on eBay for a 1998 Mitsubishi Eclipse for $3500 with FREE shipping. When I heard about the price of the car I was already skeptical, but when I heard the free shipping I knew it had to be a scam. I asked Sam how he was sending the money and he told me that him and the seller used an escrow service that required payment in Western Union. I told Sam that Western Union is the service of choice used by auction fraudsters since you CANNOT get your money back. Sam didn’t believe me and was pissed at me for trying to ruin a good thing for him. Boy, was he in for a surprise.
Sam was very disapointed and really wanted the car. I looked over the auction just incase and everything looked OK, and I started to even think that maybe the auction was legit – UNTIL I READ THE E-MAILS.
I had my friend forward me every e-mail that he received from eBay, the seller, and the escrow company. The eBay e-mails turned out to be a spoof sent from the seller’s AOL account. In the headers I found this:
X-Apparently-From: EBAYUSER@aol.com
Also, in the e-mail from eBay it requested Sam to send the payment of $3500 to the escrow company using Western Union. Now why would eBay tell someone to pay with Western Union when they state on their website NEVER to use it? Apparently the eBay fraudster used someone else’s eBay account to put up the auction for the Eclipse. The actual fraudster was the one posing as the escrow agent living 4 states away from the actual eBay account holder.
I went through WhitePages.com to try and find out some more information on the fraudster and got a lot of phone numbers from the area with the last name that he asked to receive the Western Union with. I called about 50 numbers asking for the man’s first name. One person said “Yes, he is here. Hold on one second.” I waited and they came back and said, “Oh, no sorry, you have the wrong number.” This was suspicious so I wrote this number down to report it to the authorities later on. I also called another household and the lady said, “You just called me asking for him.” I told her that I didn’t and apparently someone else was looking for him too. I guess he was about to rip someone else off as well.
It was then that I had a good idea to try and catch the eBay fraudster. I called up Western Union and told them that someone was trying to rip me off on eBay with their service. The lady on the phone told me that she didn’t care and that I couldn’t do anything. I asked her if I could send a $30 payment through Western Union with a note that said “Call the Cops – eBay Fraudster” or something to that extent. She told me that she didn’t even think that the Western Union agent would do anything and that it wasn’t worth trying.
I sent the money anyway even though Western Union wouldn’t help me and notified the seller of the Western Union MTCN number that is required (supposedly) to pickup a payment. I sent my note with the payment and I never heard anything since. I lost about $50 ($30 + Western Union’s Fees) but atleast it wasn’t $3500 and maybe the seller actually got caught. Maybe I helped some other people out that would eventually get ripped off by him. Maybe if Western Union would use some ACTUAL fraud protection they would have a lot better service and a lot of new eBayers would be saved.

Since Congress passed the Americans with Disabilities Act in 1990, people who previously had limited or no access to public places now move about with a degree of ease in the workplace. While these people have their challenges with sight, hearing or movement, those who work with them are often confused about how to interact them with sensitivity and understanding.
Here are some of the issues to keep in mind.
When it is necessary to mention the disability, language should emphasize the person first, the disability second. Rather than referring to someone as an epileptic, say “person with epilepsy” or “John, who has epilepsy….”
Avoid words that have a negative tone. People who use wheelchairs are not “bound” or “confined” to their chairs. A person may have spastic muscles but should not be described as spastic.
Preferred language is simple. Instead of saying that a person is “crippled with arthritis,” “suffering from MS,” “afflicted with ALS,” say, “John has epilepsy” or “Mary has MS.”
Use the following terms:
“Congenital disability” rather than “birth defect.”
“Non-disabled” rather than “normal,” “healthy” or “able-bodied.”
“Condition” rather than “disease” or “defect.”
“Visually impaired” rather than “blind” unless a person is totally sightless.
“Deaf” or “hard of hearing” rather than “hearing impaired.”
“Little person” or “dwarf” rather than “midget.”
Words or phrases like “victim,” “cripple,” “unfortunate,” “dumb,” “deaf mute,” “deformed” and “pitiful” are offensive.
Ask people with disabilities if they need or want help before trying to assist them. If they want assistance, ask for specific instructions on how you can be helpful.
Look directly at any person with a disability when talking even if the person has an interpreter or companion present.
Don’t assume a speech impairment indicates that a person also has a hearing impairment or intellectual limitations.
Allow people with speech impairments to finish their own sentences. Don’t talk for them or interrupt. Ask questions that permit short answers or a nod of the head. The other person always has the option of giving a longer response.
Speak calmly, slowly, and distinctly to a person who has a hearing problem or other difficulty understanding. Stand in front of the person and use gestures to aid communication.
When walking with a person who is visually impaired, allow that person to set the pace. If the person asks for or accepts your offer of help, don’t grab his arm. It is easier for him to hold onto you.
Never start to push someone’s wheelchair without first asking the occupant’s permission.
Leaning on a wheelchair when talking to the person is inconsiderate.
If you will be having a long conversation with someone using a wheelchair, get a chair and sit at eye level with the person. You will both feel more comfortable.
Keep in mind that people with disabilities are just like everyone else with the exception of certain physical conditions. Treat them as the capable competent co-workers or colleagues they are.

Below is a list of what you’ll need to run your secretarial business and the estimated start-up cost. You can start your secretarial business with just a computer, printer, a few business cards, and a pack of paper. You can get additional equipment and supplies later.
· Computer. Any computer will get you started. You dont need a high-end computer to do word processing. However, if you want to provide graphic design or web design services, then you’ll want to get the best computer you can afford.
Cost: From $200 for a used computer to $1000-$2500 for a new computer.
· Software: Most computers come with a word processing program. I recommend using Microsoft Word as soon as you can afford it because that’s what most of your clients will have.
Cost: Check with Microsoft for the current rates.
· Printer: I recommend a laser printer but many secretarial services use an inexpensive inkjet printer.
Cost: From $20 for a used inkjet printer to $600-$2000 for a laser printer.
· Desk. You can get a small computer desk or use a table.
Cost: $30 and up. You have a lot of choices at places like Office Depot for $100-$200.
· Computer chair. Choose one that feels comfortable to you. The more expensive chairs are not necessarily the most comfortable ones.
Cost: $30-$200.
· Office supplies. You’ll need at least one pack of paper to print your clients’ work.
Cost: $3-$7.
· Telephone: I recommend getting a separate phone line from the beginning.
Cost: Check with your local phone company.
· Business cards: Print your business cards on your own printer one sheet at the time or have a set of 500 or 1000 printed for $20-$100.
· Business license.
Cost: $20-$100 depending on the city and county you’re conducting business in.
If you already have a computer, your start-up cost is minimal.
All the best success with your secretarial business!

Researchers recently discovered a hormone that may extend your life. Thus far this hormone has only extended the life of several mice, however it may help scientists develop new drugs that can expand our lives as well. Wouldn’t it be great if scientists discovered the real life fountain of youth? The idea may not be as far fetched as we once believed.
The Fountain Of Youth
The hormone recently identified by researchers is a natural substance produced by all mammals. That means human beings produce this hormone. In theory this hormone or some derivative thereof may reduce or suppress the aging process in humans in the years to come. Of course, research is still in its preliminary phase. Researchers have a long road ahead of them before they can claim they have discovered a valid anti-aging hormone that can suppress aging in humans. Scientist’s future goals include investigating whether a manufactured substance or the hormone itself may help extend human’s lives. If nothing else, this incredible discovery may help researchers better understand what happens to our bodies as we age.
The Klotho Protein
In this study, a mouse with a high level of Klotho protein showed much fewer signs of aging than mice deficient in the same hormone. The National Institute Of Aging has expressed their delight and excitement regarding this discovery. It may help promote creation of molecules or natural hormones that can help promote healthier aging. What does that mean? While researchers aren’t yet sure if the Klotho protein will actually extend our lives, it may help reduce the severity of age related illnesses.
Researchers now hope that the discovery of this molecule may help scientists better understand the aging from the molecular level. This may help researchers uncover new treatment therapies for people suffering from age related illnesses. In this particular research, scientists discovered that animals with overly active Klotho genes tended to live up to 30 percent longer than those with a normal level or deficiency of the gene. This suggests that the gene may suppress aging.
Thus far testing is limited to animals and experiments involving living cells. Researchers have concentrated their efforts on understanding how this gene may help regulate all living organisms life spans. Studies promisingly suggest that this gene may suppress aging.
The next step in research may involve injecting the gene directly into mice to see whether they live longer. Researchers must also begin measuring how much of this hormone is present and humans, and whether the amount of hormone present is relevant to a person’s longevity. There is ample evidence connecting age-related diseases to deficiencies of certain genes or variations thereof. Therefore one may reasonably conclude that some link does exist between this gene and our aging process. Illnesses and diseases that this discovery may impact include osteoporosis, stroke, Parkinson’s and heart disease, all age related illnesses. It is possible researchers will find that a manufactured protein may work better than the gene itself for suppressing aging in humans.
Of course, playing with the human body isn’t without risk or complications. Excess levels of this hormone may reduce the efficiency of insulin production in humans. Other side effects have yet to be uncovered by researchers. The good news? We are definitely making progress toward slowing or even suppressing aging. Who knows, maybe in a few years we’ll truly unlock the secrets of a natural fountain of youth.

Flipping Real Estate: Fact or Fiction?
Your Quick Guide to Making Money Flipping Real Estate in 7 Simple Steps…
Every time you turn your head, someone else is talking about flipping real estate. What are they really talking about and is it something that YOU can do?
First, lets define the two types of flipping real estate.
1. Flipping the contract: (Also known as assignment of contract) You find a property for pennies on the dollar, put it under contract and then flip that contract to, most likely, someone that is going to do the rehab, or renovation on the property.
2. Flipping real estate: Buy a property, fix it up, and resell it to an end buyer. This is known as flipping real estate, rehabbing, or retailing to name a few. OK, now that weve gotten the terminology out of the way, I want to first start by telling you that real estate is simple, but not easy, so if youre looking for a get rich quick scheme, youre probably going to get yourself into trouble.
Now… on to how YOU can make money flipping real estate. Were going to focus on the second definition of flipping real estate: buying, fixing and reselling.
Step #1 Find the Right Deal
If I made a dollar every time someone told me there were no more deals, Id be a multi-zillionaire by now! Heres the thing and I want you to get it through your head! There are PLENTY of deals even where you live! Make a consistent effort to really look for houses that are overgrown, in need of paint, possibly boarded up, etc. These are going to be your best bet for flipping real estate.
Step #2 Estimate the Repairs
You can either go ahead and bring a contractor or handyman with you or you can get a simple calculator that will figure out the rough numbers like the one found at http://www.fixingandflipping.com
Understand, however, that more often than not like 99.99% of the time your budget will come in lower than your actual costs! You may also want to have a home inspection to check out the major items: foundation, roof, plumbing, electric, HVAC, etc.
Step #3 Negotiate the Contract
This is where many people run away from real estate. Contract is not a four letter word! In fact, it is your best ally when you are negotiating!
Use your contract negotiations to pay for the repairs by getting seller contributions and repair credits. This will keep you from having to dip into your own pockets for repairs!
Make sure that you have a way out in case the deal isnt going to work for you. Some escape clauses that you can handwrite in are:
- Subject to satisfactory appraisal
-Subject to partners approval
- Subject to satisfactory inspection
Step #4 Find Your Money
Dont get caught up on this one! Finding money is really much more simple than you might imagine if youve followed steps #1 – #3! I know it sounds cliché, but its true: Find the right deal and the money will come.
You can use private lenders or hard money lenders if your credits a little shaky, or in some cases, you may even be able to use a regular mortgage company to get the deal done! Just make sure it all makes sense financially!
Step #5 Get Your Contractors in Place
You should have your workers ready to go before you even close the property. Think about this: what if your monthly payment on the property is $1500/month? Thats $50 each and every day out of your pocket while the property is just sitting there… Be ready to start the moment you close!
Step #6 Manage the Renovation
Unfortunately, you MUST stay on top of your workers! Use a solid contractor agreement that protects you and follow up on them daily.
Stop by every couple days minimum and push, push, push until the job is done!
Step #7 Market and Sell the Property
Put a For Sale By Owner sign in the front yard immediately to start building a buyers list.
Once the job is complete, call all the interested parties back and invite them to an open house and accept offers! Make sure youve kept all of your receipts so you can prove any repairs to the buyers mortgage person and/or the appraiser.
Sure, its possible to go ahead and turn property over VERY quickly. My record from closing table to closing table (the time I bought the probably til the time I sold the property) was 53 days for a quick $10,000.
But, make NO mistake, those types of deals are few and far between, so be forewarned Flipping real estate takes work… But the rewards can be HUGE!
