There are many ways you can overcome depression that work very well. The most important thing to remember is that you can control your thoughts and feelings. You can learn to change habitual thoughts and feelings that bring on the moods of depression.

One of the best ways to combat depression is to stay active. Find activities that you enjoy and seek out new interest. People are usually depressed when they have nothing to do. Get active in your community, join a bowling league, take a class at your local community college, volunteer your time to an organization, or take up a new hobby such as stamp collecting or crocheting. Busy yourself with things you enjoy doing.

Be positive! When life lets you down, make a list of the good things in your life. Even the small ones count. The list can include such things as your family, your friends, your job, your back yard, your health, and even your ability to grill or cook. List items that you are good at doing. You may think grilling a steak to perfection is no big deal, but I have no idea how to grill a steak without it being leather. So, that is a feat to be proud of. On this list put every little thing. Now, when you feel depression coming on, take out this list and read it over and over again. This may help you with your self worth.

Do not let others cause your depression! You can allow others to hurt your emotions, or anger you and this can also bring on depression. Remember the person that is negative is not you! Do not let their moods influence your emotions. So, what they don’t like your shirt, they don’t like the way you cooked breakfast, or they have some other complaint. You like your shirt, you enjoyed breakfast, and their complaints are just that, complaints without any merit. I am not saying to ignore others, but don’t let them drag you down.

Don’t sit around by yourself! Being alone and idle can bring on major bouts of depression. Everyone enjoys having others around whether in a small group, one on one, or big social functions. Get out in the world. Find like minded friends and family to occupy those times.

What’s The Best Dog Toy For Your Adult Dog?

4. Learn the triad patterns for the C major scale all over the fret board.

5. Learn to play those triads with common chord progressions.

Learn to play and apply the triads to the most common chord progressions that fit thousands and thousands of songs.

6. Learn to do step 5 in all keys.

Once you can do steps one to five in the key of C, it’s real easy to learn it for the other 11 major keys.

Hint: It’s much easier than you think. All the patterns are exactly the same as what you learn for C major. You don’t have to learn any new patterns. Cookie cutter stuff.

It really is not hard at all. All you need is a methodical step-by-step method that makes sense and is easy and fun to use.

A Few Secrets About Teeth Whitening

Within the last 10 years the field of teeth whitening, both in the dental office and at home, has changed immensely. Essentially, there are two different methods to get whiter teeth: dental (in-office) whitening, and an at home treatment. Discover a few secrets about teeth whitening that your dentist hopes I’ll never tell you!

METHOD #1: DENTAL (IN-OFFICE) TEETH WHITENING

I can tell you from first-hand experience, dentists LOVE the patient who wants to have a teeth whitening procedure in the dental office. Back in the early ’90′s there was only one option available.

Your dentist would make molds of your teeth, send them off to a lab, and in 5-10 days receive back your custom fitted teeth whitening mouthpiece. Then you would sit in the dental chair for 1-2 hours, with these plastic teeth whitening molds filled with peroxide (at a very low concentration) pressed against your teeth and gums.

After 3-4 visits, your teeth would be officially declared whiter (and usually they were), and you would be sent home with a nice $500 – $1,000 bill to pay. And with whiter teeth of course.

I’ll be the first to admit, dental office teeth whitening has come a long way in the past 10 years. Now the most popular teeth whitening dental office procedure known as Laser Bleaching (or Power Bleaching, Argon Bleaching, etc.) is a shorter process. Basically this teeth whitening procedure consists of the application of a concentrated peroxide gel onto your teeth, then for the next hour you sit in a dental chair with your mouth wide open, while a special light (usually argon) is shined onto the teeth whitening paste that in turn chemically reacts with the peroxide to complete the teeth whitening process in as short a time period as possible.

This teeth whitening procedure does work. Although, many dentists say that you get a whiter smile by repeated tray applications because the teeth whitening peroxide stays in contact with your teeth for longer periods of time. The downside is that you still get stuck with that fat $500 – $1,000 bill (at least for the good teeth whitening procedure).And you still need to either come back 6 months later for another teeth whitening (excuse me – a touch up!), or you’re given some take home whitening items. Why then did you spend $500 – $1,000 dollars for an in-office teeth whitening procedure?

Fortunately, as most other things in life, technology stepped in to make teeth whitening easier and more affordable!

METHOD #2: HOME TEETH WHITENING

I’ll say this once just to get it out in the open, it’s now possible (in almost all cases) to achieve “dental office” quality teeth whitening, from the comfort of your own home! “At-Home” teeth whitening has taken a bite out of (sorry for the pun) the “in-office” power bleaching systems, where millions of corporate advertising dollars now compete with the comfort of teeth whitening at home.

And rightly so…

Up until a few years ago, teeth whitening was a fairly complex process. The hard part was making those fitted mouthpieces for each patient, for this reason alone, home teeth whitening was not an option for most people.

ESSENTIALLY, THERE ARE 3 DIFFERENT HOME TEETH WHITENING OPTIONS AVAILABLE

TEETH WHITENTING OPTION #1 – BRUSH-ON WHITENING

Brush-on teeth whitening in principal is a great concept, just brush on the formula, allow it to dry on your teeth, and let is stay on your teeth overnight. Sounds simple, right?

In reality, brush-on teeth whitening is designed for the segment of the public that is in love with shortcuts (in other words, for those people who don’t want to spend the time to do it right the first time). Brush-on teeth whitening has TWO MAIN FLAWS:

1. When you brush on the teeth whitening formula, it relies on the premise that it will dry on your teeth. This is great in principle, but if you get the teeth whitening formula wet (i.e. from saliva or from licking your teeth) then it becomes REALLY easy to rub off parts of the formula. And guess what happens if you rub off only part of the teeth whitening formula? You got it – you don’t get an even whitening result! It turns out patchy and blotchy.

2. The second flaw with most brush-on teeth whitening as I see it, is the ingredients. If you look at the ingredient list of the leading brush-on whitener, you’ll see the first ingredient is alcohol. If you’ve read my ebook “The Bad Breath Bible” (http://www.TheraBreath.com/web/art/l/badbreath.asp) then you already know that alcohol is terrible for your breath! Actually, I’m sure the reason why they’ve added alcohol to their teeth whitening formula is because it’s needed as a desiccant (something that dries out the formula so that it supposedly stays on your teeth at night). However, that still doesn’t diminish the effect it can have on your gums and your breath. Also, most of these brush-on teeth whitening formulas contain glycerin which literally sucks the moisture out from the enamel of your teeth and it’s the primary cause of most tooth sensitivity from teeth whitening.

TEETH WHITENING OPTION #2 – STRIPS YOU STICK ON YOUR TEETH

The second most common type of home teeth whitening is using whitening strips. The main lure of this home teeth whitening option is the strips’ simplicity of use, they’re easy to apply and no preparation is necessary. Again, everybody loves shortcuts, right? Unfortunately, once again that’s exactly the type of teeth whitening you end up getting! Let me explain…

Strips that stick on your teeth usually consist of an upper strip and a lower strip each pressed against the outer surface of your teeth. Now think about this for a second…Are your teeth completely flat? Of course not – they have recesses and grooves, particularly between each tooth. Well imagine you’re painting a fence, and you just slapped paint on the outside, without taking the time to paint in the grooves between each wooden board. That fence would look pretty funny wouldn’t it? Nicely painted on the outside, but in the grooves between each wooden board, still dark and dingy, with all of the old paint showing.

When you use teeth whitening strips, the same thing can easily happen to your teeth if you’re not careful. The whiter your teeth become, the more pronounced those dingy cracks seem! Eventually it can end up looking like you have small gaps between your teeth. Definitely not the desired result!

TEETH WHITENING OPTION #3 – TRAYS WITH BLEACHING GELS

Trays with bleaching gels still provide the best combination of the most affordable and most efficient teeth whitening available. Since I’m a dentist, I can let you in on a few little secrets (some secrets which most dentists would shoot me for telling you since it costs them thousands in lost income)!

First, most of the teeth whitening gels available at your dentist are exactly the same. There is very little difference from one dentist to another, that’s because the gels are formulated by a small number of manufacturers.

Second, most of the teeth whitening gels available at retail stores are of very poor quality. They’ve been sitting in a warehouse or on a truck for who knows how long, and because they are designed to be “low cost” they have very low concentrations of active ingredients. Older teeth whitening gels use a concentration of only 16% of carbamide peroxide.

Third, the one thing in common between dental office and “store” teeth whitening gels is that they both use glycerin as a carrying agent. Now there is nothing wrong with glycerin by itself. It is not dangerous in any way. However, when mixed with carbamide peroxide, the glycerin is used to draw water out of the enamel in order to speed up the whitening process. This is what causes the most common side effect of teeth whitening – sensitive teeth! Therefore, you’re going to want to find a teeth whitening product that does not use a glycerin base.

ARMED WITH THIS NEW TEETH WHITENING KNOWLEDGE, NOW WHAT SHOULD YOU DO?

There are four key components I recommend for making sure you get the best possible teeth whitening results every time.

1. Immediately before whitening, brush your teeth for two minutes with an oxygenating toothpaste combined with the finest natural polishing agents AND aloe vera to strengthen your gums and prevent any sensitivity. This way you’re sure that the whitening gel directly contacts your tooth enamel (instead of dental plaque).

2. Use form-fitting mouth trays that are fitted to your specific bite. Make sure they fit snugly around each tooth, and at all points they press firmly around the sides of your teeth and gums. The best home teeth whitening systems use a moldable tray system that contains mouthpieces which you can actually fit to your mouth. You mold them by soaking them for a few seconds in warm water, then you press the plastic up (or down) against your teeth and gums. When the plastic cools you have a nice soft plastic mouthpiece that is fitted to the curves of your particular smile.

3. You should use as strong of teeth whitening gel as possible to ensure that the time your teeth are in contact with the whitening gel is well spent. Use a 21% carbamide peroxide concentrated teeth whitening gel that is formulated specifically to reduce the sensitivity to your teeth and gums, (in other words – NO glycerin!). This percentage of concentration also means a whiter result in a shorter period of time. Finally, a flavored teeth whitening gel helps – why not make the experience as pleasant as possible? No need for it to taste bad!

4. Immediately after your teeth whitening treatment, enhance the effect by using an oxygenating oral rinse. Remember, make sure not to use a mouthwash that contains alcohol, as this can actually chemically curtail the bleaching effect, not to mention it dries your mouth out!

I recommend following this teeth whitening system for 5 days in a row. You can even do the top and bottom arch separately for comfort if you prefer. After that…you’ll have a noticeably whiter smile – GUARANTEED!

A Practical Method To selling Customers What They Want

Almost all of the marketing and referrals we see is based
on a numbers list of what you think prospective customers
should care about. This is probably why no one responds.
Just in case you can’t figure out why the numbers game
creates no curiosity, and therefore no response in most
cases, is due to poor ads and not targeting your market.

Thinking about how you promote your business is the first
and foremost objective you should be doing. You must get
rid of the illusion that your products, services, or
company, or self, are so good that people will be compelled
to read about them. The fact of the matter is that no one
cares.

It is still a mystery to why we are all trained to believe
that, because we think we have such wonderful ideas, and
the “best company,” and so forth, that everyone is
concerned. Anyone who has tried to impress someone with
bragging knows that is one of the fastest ways to turn
people off.

Try walking up to a complete total stranger and start the
conversation with, “Hi. I just wanted you to know that my
company has the best track record over the last three
centuries, and that we offer more services than anyone
else. As a matter of fact, I have been in the business for
three decades, and have won every award my company has How
about pulling your checkbook out, and writing me a check
for this product”.

After the person brushed you off, you might have wondered
what went wrong. Is that the kind of phrase that gets
people to buy? Could it really be that no one wants your
company’s products or services? Is it possible that your
interrupting someone with your pitch was unwelcomed? Can’t
this person see how important it is to have a proper
representative? What other company could possibly help
people as much as I can?

Not hardly. It might just be your fault. You see, there
isn’t any law that states that people must think about you,
and they won’t until they are ready to. So why does
everyone send mail, or make calls, or send emails, or run
ads that assume prospective customers have been waiting for
your pitch? Because that’s what you have been taught to
believe. For example, have you ever sent out postcards for
your product or service that said something like this
exterminator said:

(Dear Resident, Owning a home is a mixed blessing. It’s
probably your greatest asset… and your greatest expense.
As an experienced exterminator, I can help protect your
home’s valuable wood and foundations with professional
exterminator treatments. With my services, you’ll feel more
comfortable living in the house you own…)

These types of marketing pieces are not affective. Here’s
why. Because you are assuming that your prospective
customers care. Because you are assuming they think like
you. Because you are saying nothing different. Because you
are bragging about yourself without displaying any empathy.
Because you are not attracting attention. Because you are
stimulating zero curiosity or interest. Because you are
trying to convince people of something they don’t believe.

If you are interested in getting responses, you might want
to try to understand what it is that your prospective
customers do think about. Try to get a real handle on what
they feel and what they want.

What Will My Site Do?

This is the first of eight articles about website design. Our discussion will deal with some of the issues which need to be considered when developing a new online presence. You may have already thought of some of these, but perhaps there are may be things which you haven’t yet considered.

The Company
The Great American Widget Company is a manufacturer of widgets, that common household item that many find indispensable. Until now, however, Great American has been a ‘brick and mortar’ business. With the founder’s son just out of college, he is looking forward to expanding the company’s business on the Internet.

What is the new website expected to do?
Before doing anything else, before you even consider finding a hosting company, or a designer, or even before you register a domain name, or before putting pen to paper to begin writing content, take time to consider what the site will be about. Is your new site to be an eCommerce site, or will it be an online ‘image’ site that displays the image of your business?

Will you want to show an online catalog and take orders over the Internet, or just have prospective customers call you for more information? Will your customers be able to contact you only by email? (Not a good idea!) Will you accept credit cards online?

will you have an online search for products or services? What keywords apply to your business and the way you wish to present it? Why are you better than the competition. What are your strongest virtues in your existing brick and mortar business?

How much money are you willing to spend on your Internet presence? Most assuredly, it will be more than you initially estimate.

Also, now is a good time to consider a budget – even a ballpark figure which you think you can afford on registering a domain, design and hosting. This budget can greatly affect what your site will be. For example, if you want an e-commerce enabled website, the costs will be much greater to develop and maintain than a straight HTML site.

Sibling Rivalry: The Magic Secret That Stops It Instantly

It’s a familiar scene: Kids screaming at each other,
complaining that, “He got a bigger piece of pie,” or “She
got to stay up an hour later last night.”

When sibling rivalry rears its ugly head, what do you do?

Try to reason with the kids? Scream, threaten or punish
them? Ignore it and run for cover?

None of these methods is very effective for very long.

But I’ve discovered a tactic that works every time. It
really is guaranteed to end sibling battles, almost
instantaneously. The only downside is it requires a bit of
patience on your part.

The trick is understanding that it doesn’t matter what the
kids are arguing about, the real battle is for your
attention.

Really. They could be screaming at the top of their lungs
over who gets to play with a certain toy. They could be
red-faced and foaming at the mouth over who got to sit in
the favorite chair. It doesn’t matter what they’re arguing
about. What they’re really saying is, “Mom, I want more of
your attention. I want to know you love me.”

Understand this, and you’re 80 percent of the way to
resolving all sibling battles.

So here’s how to resolve the battles: Try to catch them
before the argument escalates to the point where one or both
kids need to be reprimanded.

If you can’t do that, wait for the next time. There always
is a next time, isn’t there?

Next, make it clear that you aren’t taking sides.

Now try to discern which child is feeling the need for
attention most. It will typically be the child who started
it, though that’s not always easy to figure out.

Turn to that child first and say, “Look, I can see you’re
upset. I’m wondering if maybe you need some more attention
from me. Can I give you a hug?” (Or rub your back or throw
the football around or whatever you do when you give your
kids attention.)

When that child is calm, repeat with the other child(ren).

Your goal is to let your kids know that:

1) You understand they need your attention; and

2) You accept them; and

3) You aren’t going to judge them for needing or wanting
your love.

Depending on how old the kids are and how long the rivalry
has lasted, you may hear a little sarcasm. But I promise
you, there’s a soft vulnerability underneath those barbs. If
you can ignore the sarcasm and keep offering more attention,
you’ll be amazed how quickly the arguments disappear.

Giving them attention doesn’t mean you have to be at their
beck and call for the rest of the day. It may mean you give
them hugs and kisses. It may mean sitting and talking with
them. Or it may just mean sitting quietly and playing a
game of their choice for a few minutes.

When They Both Want Your Attention at Once

It helps if you warn them that you’ll have to take turns
giving each child individual attention. I handle this in a
really straightforward way.

I just say something like, “Listen, I can see you both want
my attention now. And honestly, you both deserve it.
(That’s the best line I’ve come up with yet!)

I really want to give both of you the attention you deserve,
but I’m only human. So how about if I sit over here and
talk with you first, then I’ll play a game with you…and so
on.”

This also works really well when there’s a new baby in the
house. Obviously, if you’re in the middle of feeding,
changing or bathing the baby, you can’t give the older
one(s) the attention they want.

So just say as sympathetically as possible, “You know what?
I bet you want a hug right now, don’t you?” Or, “Could you
use some mommy time?” Or, “Does it seem to you like the
baby is getting all my attention?”

Then say, “You deserve my attention, too. And I want to
give it to you. Right now, I can’t because I have to feed
the baby. But as soon as I’m finished I’m going to…[give
you a great big hug, play Candy Land with you, etc.]

Is This Really Guaranteed to Work?

Yes, but, of course, you have to put it into practice.

I am the first to admit that when I’m tired, hungry, cranky
or PMSish (or worse, postpartumish!), I just can’t bother
with this trick. I mean, geez, even Barney would get PMS if
he were a woman (and not a make-believe character)! So
don’t expect the battles to stop instantaneously and never
arise again.

Plus, when the kids are tired and cranky, it doesn’t matter
how much attention you give them, they’re not going to
respond to anything but food and sleep. Understand that,
too.

The reason this trick is guaranteed to work because it’s
based on understanding that the root of all sibling rivalry
is a battle for your attention. Even if you do nothing
other than understand that, and accept that all kids need
attention (probably more than you have to give), you’re 80%
of the way there.

Why Isn’t My Diet Working?

Have you been on a new diet for a couple of weeks and found that you STILL can’t lose weight? Have you actually GAINED a pound or two since you’ve been on it? Are you just about ready to throw this diet out the window and try something else? Well, hold on a minute. There might be something else going on that’s preventing your diet from working.

Getting your diet to work is like planting a seed in a garden. In order for the seed to grow, you have to plant it in good soil. You have to water it, fertilize it, and protect it from weeds. In other words, a seed needs a good environment if it’s going to have any chance at all to sprout, take root, and grow.

Similarly, in order for your diet to start showing results for you, it also needs a good environment. Here are 10 “weeds” that will prevent the success of any diet and may actually be the reason that yours isn’t working.

1. YOU’RE NOT REALLY SERIOUS ABOUT LOSING WEIGHT

For your diet to work, you obviously have to be serious about losing weight. You need to have the right mental attitude about weight loss. In other words, you have to get your “head right.” This includes:

a. Making a firm commitment to lose the weight, no matter what.
b. Making sure you’re doing this for the right reasons. Trying to lose weight to please someone else never works.
c. Convincing yourself that you CAN lose the weight–and that you WILL!

If your diet isn’t working, it could be because you’re not really serious about losing the weight in the first place.

2. YOU’RE CHEATING ON YOUR DIET

Cheating on your diet and cheating on love both end in disappointment. Consistent weight loss requires, well, consistency. Most of us work so hard to stick to our diet during the week that we convince ourselves that we can splurge on the weekend. Or we think that because we skipped breakfast, we can have dessert with lunch. Both are a bad choice.

It’s easy to convince yourself that having a small snack won’t hurt, or that you’ll work it off later. The problem is it does, and you never do. If your diet isn’t working, it could be because you’re not following it consistently.

3. YOU’RE NOT EATING FEWER CALORIES

I heard of someone that started one of those protein shake diets. He actually gained a couple of pounds. When he was asked how often he was drinking the shakes, he said, “I drink one with every meal.” It never occurred to him that the shakes were supposed to replace his meals, not supplement them.

Many dieters buy low-cal foods, and then eat twice as much. Don’t be one of them! The only way to lose weight is to reduce your total caloric intake. Make sure you reduce the size of your portions and cut out all snacks that are not part of your diet plan. If your diet isn’t working–or if you’ve actually gained a pound or two–it could be because you’re not eating fewer total calories.

4. YOU’RE NOT EATING THE RIGHT FOODS

Eating fewer calories is only part of the battle. You need to make sure that the foods you do eat are the right types. A good rule of thumb is to make sure you get plenty of fruits, salads, and dark green vegetables. Stay away from refined foods and starches and eat meat in very small amounts (sorry, I’m not an Atkins fan).

Leafy, green, water-rich vegetables will aid digestion, help keep you healthy, and will actually help your body get rid of excess fat. If your diet isn’t working, it could be because you’re not eating the right foods.

5. YOU’RE NOT DRINKING ENOUGH WATER

When you go on a diet, your body goes into overdrive to get rid of the excess fats and toxins that the diet liberates. Many diets (especially the protein ones) put a strain on your body’s organs, especially the kidneys. Because of this, it’s vital that you drink plenty of water.

Drinking 8 or so full glasses of water every day helps to flush out the excess fats and toxins your body is trying to eliminate. Drinking plenty of water has other benefits including reducing headaches and improving your hair and skin. If your diet isn’t working, it could be because you’re not drinking enough water.

6. YOU’RE NOT EXERCISING ENOUGH

The best way to increase the number of calories you burn is through exercise. Pick walking, running, playing sports, swimming, or whatever–just make sure that when you exercise, you actually exercise. Some people go to the gym to socialize, not to exercise. Make sure you’re not one of them! Get to work and make sure you stay with it long enough to burn off some excess calories.

To lose weight, shoot for 20 to 30 minutes of aerobic exercise, every other day. Note that these 20-30 minutes do not include stretching, warm ups, cool downs, or checking yourself out in front of the mirror. Sure, these are an important part of your exercise routine but you’re not going to lose any weight by stretching. At least 20 to 30 minutes of aerobic exercise, every other day.

If you’ve reduced the amount of calories you’re eating and your diet isn’t working, it could be because you’re not exercising enough.

7. YOU’RE EXERCISING TOO HARD

This may be counterintuitive but it’s true. If you exercise too hard, your body goes into an ANAEROBIC state (without oxygen). This is when you get so out of breath that you can’t seem to take in enough air. When the body is in this state, it burns mostly carbohydrates and very little fat. This is why runners “carb up” before a big race–and also why runners have just as much body fat as the rest of us.

Slow your exercise down to no more than 85% of your maximum heart rate (subtract your age from 220 to get your max heart rate). At this pace, your body is in an AEROBIC state (with oxygen) and most of the calories that are burned are from fat, not carbs. An added benefit is that aerobic exercise tends to be low impact making it easy on your joints.

If you already get plenty of exercise and your diet still isn’t working, it could be because you’re exercising too hard.

8. YOU’RE NOT GETTING ENOUGH REST

We all live stressful lives. Dieting typically changes your eating and exercise habits– two more stressor’s your body has to deal with. The only chance your body has to relieve tension, rejuvenate and rebuild itself is during sleep so it’s important to get enough when dieting.

Not getting enough sleep can actually slow your metabolism making weight loss difficult. It can also make you feel “groggy,” which means you probably won’t make the best food choices throughout the day. If your diet isn’t working, it could be because you’re not getting enough rest.

9. YOU’RE FIGHTING TOO MANY BATTLES AT ONCE

Weight loss requires both consistent effort and focus. You won’t have either if you’re trying to diet and deal with other “major events” in your life at the same time. Major events include things like changing jobs, moving to new house or city, trying to stop smoking, a death, accident, or sickness in the family, and so on. All of these things create a disruption in our lives and cause us to put everything–including our diets–on hold. To make matters worse, how do most of us deal with the stress caused by these major events? By snacking! Your diet doesn’t have a chance.

So don’t even try. Give yourself permission to put your diet on hold until you can give it the consistent energy and focus it needs. Choose your battles carefully and fight only one at a time. If your diet isn’t working, it may be because you’re trying to fight too many at once.

10. YOUR WEIGHT LOSS GOAL IS NOT REALISTIC

Like all good things, healthy weight loss takes time. Make sure you’re not setting yourself up for disappointment by setting a weight loss goal that is totally unrealistic. This includes not only the amount of weight you want to lose, but also the amount of time you think it will take. If you’re doing all the right things and your diet isn’t working, it may be because your weight loss goal-or the time required to reach it-isn’t realistic.

Once you get all of these issues resolved, you’ve cleared the way to get your diet back on track. As your diet takes root and begins to work, you should start to see the weight come off easily and naturally.

Six HELOC Strategies for a Rising Interest Rate Market

Most home equity line of credit (HELOC) loans are indexed to the bank prime loan rate. This means that when the prime rate changes, the rate on your HELOC loan will change too, typically within a few weeks time.

When prime increases 100 basis points (one full percent) the typical home equity line of credit borrower with a $30,000 balance, pays an additional $300 in yearly interest costs. If you make monthly payments according to a fixed schedule, the rise in rates also means less of each payment dollar goes towards reducing principal. In other words, it will take longer to pay off the loan balance. Interest rates seem likely to continue rising (at least in the short run), so it is worthwhile to look at some strategies available to HELOC borrowers to help control the damage to their wallet:

1. 0% Balance Transfer Offers – If you have good credit and are attentive to details, transferring some or all of your HELOC debt to a 0% credit card can be a viable strategy. You can ride the 0% offer until it expires knowing that you can always payoff the balance with a HELOC check (effectively transferring the balance back to the HELOC). A few downsides of this strategy are:

a) minimum monthly payments will be 2% – 3% of the balance which may be higher than the minimum payment for an interest-only HELOC;

b) you must be on top of all the details related to the 0% offer. For example, Discover offers a “0% for life” balance transfer, but you must be certain to make a minimum number of purchases each billing cycle to keep the 0% rate. Trip up and your rate can immediately skyrocket to double-digits; and,

c) most offers have a balance transfer fee associated with them. Typically, the fee is 3% – 5% of the transferred balance with a maximum (e.g. $50.00). Be sure you know exactly what the transfer fee is and that the interest savings you expect to realize will easily offset it. It is worthwhile calling the credit card company to discuss their balance transfer fee. Account reps often have discretion to waive the fee if they think doing so will close the deal.

There’s no free lunch with this strategy, but if you are willing to put in the effort, you can realize significant interest savings.

2. You can also refinance or roll your HELOC into a fixed rate home equity loan or your first mortage . This will protect you from further rate increases – but can backfire if rates fall again. In the current market, longer-term fixed rate loans have not risen in step with increases in the prime rate. This makes this an attractive option for some.

A key factor if you are considering this move is to carefully analyze the up front closing costs of the refinancing transaction and determine whether you will remain in the home long enough to recoup these costs through interest savings.

3. Perhaps the simplest, most effective strategy is to inventory your cash assets and pay down the debt. If you have cash sitting in CD’s, money market accounts or other investments earning less than the rate on your HELOC, consider using that cash to pay down the interest-accruing balance on your HELOC. You can still get the funds out in an emergency by simply writing a HELOC check.

Be sure you consider the effective after tax rate on your HELOC when comparing rates.

4. Review the terms of your HELOC with your banker. Things you should be familiar with include the specific index and margin used (e.g. prime rate -.25%), frequency of rate changes – monthly, quarterly, etc. (less frequent is better when rates are rising), and the lifetime cap on your rate.

If you have had the same HELOC for several years, you might find you a have a relatively low cap. Some HELOCs originated 4-5 years ago have lifetime caps as low as 7%. Also, find out if your HELOC permits a conversion to a fixed rate home equity loan with little or no closing costs.

5. Ask your lender if there are any rate discounts available. For example, some credit unions offer to discount your rate by a quarter percent (0.25%) if you have monthly payments automatically deducted from a checking account. Other discounts may be available if you have a significant service relationship (e.g. checking, savings, CD, business accounts, etc.) with the bank.

6. Look for a better HELOC deal. The market remains very competitive with many lenders offering sub prime rates with low or zero closing costs. Shop the internet and shop your local lenders to find the best HELOC deal. And don’t be shy about letting your current lender know that you are shopping – if you have a banking relationship they value, you may find them very willing to give you special consideration.

Rising interest rates are a cyclical fact of financial life. The good news is that even with recent increases, HELOC rates are still at historically low levels. Furthermore, the tax-deductibility of interest keeps the HELOC loan the most cost-effective method of borrowing for the savvy consumer.

Three Ways to Increase Mortgage Applications

If you are in the mortgage business, the very first thing you need before you can get anywhere, is an application.

I spent years working in the mortgage industry, and my goal was to close one loan per week.

Monday through Friday I would find myself a spot in the back of the office where I could pound out my phone calls from 5:30pm until 8pm every night. My daily goal was to take at least three applications per evening, resulting in fifteen applications per week.

This is how I obtained my applications.

1. I was always prepared. Every thing that I could possibly need was at my desk. If a customer had a question about monthly payments, my mortgage calculator was right there. If a customer had a question about a particular loan program, I had my literature right there. When a customer commented on their needs and situation, my stationary was right there to take notes.

It is very important to have all of your resources at your finger tips, otherwise you will be fumbling around looking for things, or putting your customer on hold, while you find what it is you need.

2. Take the edge off

When you are speaking with a potential customer, the conversation doesn’t have to be 100% business all of the time. You can take the edge off by finding something in common with your customer. If you hear a dog barking or a baby crying, make a comment about it. People love to talk about their pets and baby’s. This will relax your customer, making it easier for you to get the appropriate information from them to complete your application.

3. Overcome objections

During the application process you will be hit with many objections. This is perfectly natural, most people don’t jump at the chance to fill out applications for mortgages and refi’s.

Here are some of the more common objections;

A) I have to speak with my spouse.

A good response to this would be; Is your spouse available to go over it with me right now? I would be more than happy to discuss it with him/her.

Another objection . . .

B) I have to think about it.

A good response to this would be;

Is there something that I didn’t explain clearly enough? Or, is there anything you would like me to go over with you again.

The above objections are probably the most common you will come across. If the responses I recommended don’t get your customer talking again, than politely thank them and ask their permission to send them some literature.

4. Purchasing Leads

I often found purchasing leads from a reliable lead source to be beneficial when it came to taking applications. The reason is obvious, these people are making it very clear that they want somebody to call them so they can apply for a mortgage, and most likely they are waiting by the phone. So its worth a shot.

These are only a few of the activities I practiced during my time as a loan officer, and it was rare that I didn’t meet my weekly goal of fifteen applications per week.

Not Tracking Your Clicks? You’re Competition is…

In this article we will discuss the importance web site
tracking and explain to you why it is so important to pay
attention your current web traffic.

Understanding what your visitors do on your site is crucial
information, not to mention interesting.

For example, I continuously track what happens once my
prospects hit my Emerald Passport site

per sale.

Knowing what my prospects do gives me a better idea as to
where I need to improve and whether my advertising campaigns
are cost effective.

If your visitors proceed to purchase a product but then a
large majority leave the site when they get to a specific
page in the order process then you need to know about it. It
could be that this page is confusing or hard to use. Fixing
it could increase your sales by 200%.

This is just an example; there are many reasons why you want
a detailed analysis of your site visitors.

Most website hosting services offer a stats package that you
can study. If you’re not sure where this is, call up your
hosting service and ask them. Statistics are a vital part of
tracking your marketing progress. If you don’t have access
to website statistics get a package that can help you in
this area. Do not get a counter that just shows how many
visitors you’ve had. You’ll be missing out on vital
information that can help strengthen weaknesses in your
site.

A good website hosting service would offer traffic logs that
provide an invaluable insight into the traffic being
referred to a web site from various sources such as search
engines, directories and other links.

Unfortunately traffic tracking provided by web hosting
services is often in the form of raw traffic log files or
other difficult to understand cryptic formats. These log
files are basically text files that describe actions on the
site. It is literally impossible to use the raw log files to
understand what your visitors are doing. If you do not have
the patience to go through these huge traffic logs, opting
for a traffic-logging package would be a good idea.

Basically two options are available to you and these are:
using a log analysis package or subscribing to a remotely
hosted traffic logging service. A remotely hosted traffic
logging service may be easy to use and is generally the
cheaper option of the two. WebTrends Live and HitsLink are
two good, remotely hosted, traffic-monitoring services worth
considering. However, WebTrends Live is a more complicated
system and is suitable for larger ecommerce websites.
“SuperStats” is another recommended traffic logging service.

These services do not use your log files. Typically a small
section of code is placed on any page you want to track.
When the page is viewed, information is stored on the remote
server and available in real time to view in charts and
tables form.

Log analysis packages are typically expensive to buy and
complex to set up. Apart from commercial packages there are
also some free log analysis packages available, such as
Analog.

A good traffic logging service would provide statistics
pertaining to the following:
************************************************************

* How many people visit your site? * Where are they from? *
How are visitors finding your site? * What traffic is coming
from search engines, links from other sites, and other
sources? * What keyword search phrases are they using to
find your site? * What pages are frequented the most – what
information are visitors most interested in? * How do
visitors navigate within your web site?

Knowing the answers to these and other fundamental questions
is essential for making informed decisions that maximize the
return on investment (ROI) of your web site investment.

The most important aspect of tracking visitors to your
website is analyzing all the statistics you get from your
tracking software. The three main statistics that will show
your overall progress are hits, visitors and page views.
Hits are tracked when any picture or page loads from your
server on to a visitor’s browser. Hits, however, can be very
misleading. It is quite an irrelevant statistic for your
website.

The statistic that is probably the most important for a
website is Page Views/Visitors. This gives you a good
indication of two things.

First, how many people are coming to your site, and secondly
how long are they staying on your site. If you have 250
visitors and 300 page views you can figure that most
visitors view one page on your site and then leave.

Generally, if you’re not getting 2 page views per visitor
then you should consider upgrading your site’s content so
your visitors will stay around longer.

If you see the number of visitors you have increasing as
well as the number of page views per visitor increasing then
keep up the good work! Always look for this stat as an
overall barometer of how your site design is going and if
your marketing campaigns are taking hold.

Also, a good stat to look for is unique visitors. Once a
person visits your site they will not be added to the unique
visitors’ category if they visit again. This is a good way
to track new visitors to your website. Page views are a good
indication of how “sticky” your website is.

A good statistic to keep is Page Views divided by the number
of Visitors you have. This statistic will give you a good
idea if your content is interesting and if your visitors are
staying on your site for a long time and surfing.

Some people are intimidated by web traffic statistics
(mostly because of the sheer volume of data available), but
they shouldn’t be. While there are many highly specialized
statistics that can be used for more in-depth web traffic
analysis, the above areas alone can provide invaluable
information on your visitors and your website performance.
Remember- this data is available for a reason. It’s up to
you to use it.

Making Your Home Business Work!

High quality man made diamonds are a bargain at about $80 per carat, and they do not increase in price exponentially as carat weight increases. For example, a one-carat synthetic diamond costs about $80; a three-carat man made diamond would then sell for $240. A one-carat mined diamond that sells for $3000 would go for $45,000 in a three-carat size, all things being equal, which with mined diamonds is never the case. Perplexing comparative evaluations, exponential price growth, consumer confusion, and the reality of diamond industry antics is why the mined diamond business is awash in dirty tricks. Here are descriptions of the most sneaky and pervasive mined diamond scams:

THE BLUE-WHITE SCAM: A jeweler tells you, “This is a blue-white diamond.” This is a very old term. The dealer will probably tell you that it is a better diamond, but actually it is just the opposite. Blue-white refers to the fluorescence that results in natural light, which contains ultraviolet wavelengths. This blue fluorescence actually makes a colorless diamond look a little oily or milky in sunlight and decreases its value.

THE LIGHT MAKES WHITE SCAM: Bright lights make every mined diamond look better. Of course, every jeweler wants to show his or her diamonds in the best light, but there are some lighting tricks you should avoid. Some bulbs have a strong blue component, which makes yellow stones look whiter. Special bulbs are often used with strong ultraviolet wavelengths, which make most diamonds fluoresce blue. This also has a whitening effect for stones in the lower color ranges.

THE GRADE BUMPING SCAM: A jeweler exaggerates the grade. The FTC says that a jeweler must be accurate within one grade of color and one grade of clarity on a diamond. So many jewelers bump the color and clarity just one grade. Unfortunately, this can mean a great deal of money if you are talking about a fine-quality, 1-carat diamond. For instance, you might find a stone that the jeweler quotes as a 1.00 carat F color / VS1 clarity for $6,500. However, if you sent it to a reputable gem lab like GIA, it would come back as a G color / VS2 clarity, which is only worth about $5,500. This means you lose (and they profit) about $1,000.

THE FRACTION SCAM: The tag says 3/4 carat, and the FTC allows jewelers to round off diamond weights. So a diamond labeled as 3/4 carat in weight might actually weigh anywhere between .69 and .81 carat. This could mean a significant amount of money, since diamond prices leap at certain popular sizes. In this example, you might be buying a .69 carat round G/VS2 worth about $2,100… but paying for what you thought was a 0.75 carat worth $3,000. You lose $900.

THE LASER DRILLING SCAM: Dealers drill holes to burn out black carbon spots. About 1 in 3 diamonds in the United States is laser drilled. Dealers use lasers to drill a tiny hole into the depths of a diamond to burn and evaporate large black inclusions to make them disappear. The trouble with this little trick is that laser drilling can make the diamond a little more fragile to breaking with a good knock. Most dealers trade laser-drilled stones for much less.

THE HIDING THE FLAWS SCAM: Every jeweler hides flaws under the prongs if he can. In many cases, this can make an I1 clarity appear like a VS2 if you look at it in a ring setting. Structural flaws like feathers and cleavages can be damaged by the high pressure exerted by the prong on the diamond to hold it snug in the ring.

THE FRACTURE FILLING SCAM: New treatments to make flaws invisible. There is a new process patented a few years ago that melts a kind of crystal into surface-breaking fractures in a diamond. This technique will slide by consumers unnoticed. The treatment is considered slightly fragile because it can be damaging under the extreme heat of a torch when the diamond is set into a ring. Fracture-filled diamonds should trade for much less than diamonds without this treatment, but in reality they often sell for as much or more because they look like a higher, more expensive clarity grade.

THE CHEMICAL COLOR COATINGS SCAM: A little paint goes a long way. This very deceptive practice involves a little point of blue or purple paint on the lowest tip of the diamond, called the culet. This is small enough that you might not detect it, but the location spreads the color throughout the stone. This counters the yellow tint in lower color grades, making a diamond look like a more expensive, colorless grade.

Man made diamonds or synthetic diamonds are manufactured in a laboratory under controlled conditions. If anything about synthetic diamonds is called into question it is that they are too perfect. And since all mined diamonds have inclusions, flaws, and birthmarks, under magnification a trained jeweler can tell the difference. Considering that man made diamonds cannot be distinguished with the naked eye, lab-created diamonds have aesthetic beauty matching-often besting-mined diamonds, and huge savings are realized, jewelry lovers must regard synthetic diamonds as an intelligent option. Read every part of this document line for line and word for word. If there is anything on there that you don’t understand, call your loan officer and go over it together.

Your loan officer will most likely want to mail you these documents. This is fine. However, if you can meet somewhere to go over it together, than all the better.

But read your good faith estimate very carefully before you sign it, this could save you anywhere from a couple of hundred dollars to a couple of thousand.

3. Don’t be afraid to shop around

If at any time a lender or loan officer tells you not to deal with anyone else because it may be detrimental to the loan or to your credit, they are lying. If this happens, they are trying to scare you out of doing business with anyone else.

Feel free to shop around as much as you would like. Do as much research as you can before making a decision. So when you finally do make a decision on a mortgage, you can avoid the pitfalls that people so often make.

A few years ago, pop-up windows were all the rage in Internet marketing. It seemed that every time one opened a web page they would be bombarded with offers for this or that. It had gotten to the point where surfing the Internet was almost like playing a video game; when the ads would pop-up one would try and close them out before the next one opened. This is precisely why we have seen the decline in the use of pop-up windows on the Internet today; surfers simply don’t even look at the pop-ups anymore. They close the windows out before even reading the headline much less the actual ad. Very often, a surfer will even leave your site if there are too many pop-up ads. They simply do not want the hassle of closing those windows while trying to obtain the information that your site has to offer. This information, while valuable, is not as valuable as the surfers time. Studies have shown however, that even with these set backs, pop-up windows are still an effective method of Internet marketing.

Is there some way that pop-up windows can be less irritating and still be effective? Yes! What if the pop ad were seen upon exiting your site instead of entering? This would allow the surfer to obtain the information that they need from your site, feeling that they were able to come and go quickly without being hassled by other ads and offers all the while making the surfer happy. You have left the surfer with a positive attitude and therefore are more likely to respond to the pop advertisement. This is being accomplished more and more by using what is being called pop-under windows. When the surfer comes to your site, the ad is opened discretely behind your web page. Then, upon leaving your site, after obtaining all the information that they need, they will see the ad and therefore be more likely to respond. Since the surfer has the information, he has achieved his objective and is now open to do other things; i.e. respond to the pop under advertisement.

Not all pop-windows are created equally. There are some things that you can do to make your pop-windows, whether pop-up or pop-under more effective. The pop-window must be easy to “escape” from. If the surfer does not want to see the add, but has a hard time closing it out, they will likely become frustrated and could leave your site all together. You should either use a button that will allow the surfer to close the window or be sure that the “x” is easily visible. Also be certain you use no more than one pop-window per page.

When creating a pop-window, you will be asked to fill out a short information form, and choose the layout of the pop-window. When choosing the design of the pop-window, you can increase the effectiveness by creating a large headline that includes benefits that will be most appealing to the customer. You should also consider using incentives and lastly do not ask the customer to read a long and drawn out advertisement. Keep the message simple yet powerful and your pop-ads will be sure to generate profits for your site.

Work On Your Attitude.

A lot of us respond to stress with muscle tension. Ideally, we’d prefer to eliminate the cause of the stress, but stretching the muscles at least reduces the sensation of stress – the muscles relax, and we feel less tense.

Take A Hot Soak

Hot water works by defeating the stress response. When we’re tense and anxious, blood flow to our extremities is reduced. Hot water restores circulation, convincing the body it’s safe and that it’s ok to relax. Cols water must not be used because it has the opposite effect, and will increase tension.
An office alternative might be running hot water over your hands until you feel the tension starting to drain away.

Excercise.

Regular exercise will burn off some of the stress chemicals tension produces, and exercise will tire your musles – a tired muscle is a relaxed muscle.

Listen To Music

Music soothes as perhaps nothing else does. You can use it in two basic ways – to relax or to inspire. New – Age music is very relaxing.

Rust is an orange powder, which appears on the undersides of leaves and will spread to other parts of the plant.

Powdery Mildew

Blackspot

What are Plantar Warts?

Plantar warts are a common skin infection on the bottom (plantar) side of your foot. About 10 percent of teenagers have plantar warts. Using a public shower or walking around the locker room in your bare feet after a workout increases your risk for developing plantar warts.

Cause and symptoms

Contrary to the old folk tale, you cannot get warts from touching a toad. A virus that enters the body through a break in the skin causes plantar warts. The virus develops in moist environments, warm, such as those created in your shoes when your feet perspire and the moisture is decoyed. Plantar warts often spread to other areas of the foot, increase in size, and have “babies,” resulting in a cluster that resembles a mosaic.

Plantar warts can erupt anywhere on the sole of the foot. They may be difficult to differentiate from calluses. However, you may be able to see tiny blackish spots on the surface layer of a plantar wart. These are the ends of capillary blood vessels. Calluses have no blood vessels; they generally look like yellowish candle wax and are located only over weight bearing areas.

Plantar warts can be tender and very painful. Standing and walking push the warts flat. Plantar warts grow up into the skin, making it feel like there is a stone in your shoe.

Treatment

Although plantar warts may incidentally disappear by themselves, you should seek treatment if they are painful. Your doctor will cautiously trim the plantar warts and apply a chemically treated dressing. The physician will also give you instructions for self-care. Salicylic acid patches, applied on a daily basis, and good foot hygiene, including regular use of a pumice stone, are often all that is needed. However, it may take several weeks for the plantar wart to disappear completely.

If the plantar wart is resistant to treatment, your physician may recommend an office procedure to remove it. After a local anesthetic is applied, the physician may use liquid nitrogen to freeze the plantar wart and dissolve it. To avoid damaging or scarring other tissues, this technique removes only the top portion of the plantar wart. The treatment must be reiterated regularly until the entire plantar wart is cured. Alternatively, the physician can cut out (excise) the plantar warts.
