Quite often when I pick up a piece of marketing I don’t get any feel for the person who wrote it. A brochure can seem distant and sterile, nothing but a call for me to buy stuff and nothing about the people who run the business. When I read through the text I don’t get a mental image of who it was who actually sat behind a desk to decide what needed to be said.
I know that there were people behind any kind of marketing venture, but quite often when I see the color printing a company had done, their prose, their images, and even the layouts of their ads can seem distant to me.
There are several ways you can combat this kind of image from ever forming in a person’s mind. The first is by writing in first person any chance that you can. Make sure to emphasize that I if your marketing is appropriate for it.
Think about newsletters and other styles of marketing that allows a person to get a little more personality into it. Sometimes even little changes in the style of the wording can have a rather big impact. Take for instant the use of contractions. Don’t say I will when you can easily saw I’ll. I will sounds very stiff and robotic and something most people wouldn’t actually say in everyday conversation.
Take a moment to step back and listen to the way you sound when you talk and the kinds of words you use and do your best to instill that same kind of personality into your color printing, no matter what form it is.
You should try to write as if you’re talking to someone that you know. Even with something more technical like a brochure, try to phrase things as if you were discussing this with a friend of yours. Don’t go into all the technical jargon when you can just explain it in simple, straightforward and friendly terms.

If you write in such a way that anyone can easily understand what you’re saying, you’ll be in a much better position to let people get a feel for the person who’s writing, which can help put some additional personality into your marketing material. The worst thing you can do is send out an advertisement that sounds like a machine wrote it. You certainly won’t get people interested in buying your products.

local cheeses, which are a treat to eat. If you are a bird watcher, this
village offers some lovely bird watching opportunities, even though you are
not in the cloud forest itself. However, if you prefer to do the more
touristy thing, visit the local craft centers, the women’s co-op center, the
butterfly garden and the Hummingbird Gallery in town.
Dominical Beach
Located on Costa Rica’s amazingly beautiful Central Pacific coastline, the
small village of Dominical is a surfer’s paradise where waves can reach over
10 feet high, a place rich in island biodiversity and amazing underwater
flora and fauna. It is the perfect combination between the extensive golden
coasts full of scenic beaches & luscious mountains.
Dominical is a 4 km long beach strip, with a few hotels, lodges, resorts and
restaurants in the area. While swimming here is near impossible with the
strong swells and rip tides, one can kayak off the coast or enjoy some
diving or snorkeling opportunities in the area. Horseback tours can also be
arranged to the nearby Nauyaca Waterfalls, or one can visit the Marino
Ballena National Park, which is home to a number of marine mammals like
turtles and whales that come here seasonally to mate and nest. If you like,
you can take a short day trip to the lovely Caño Island just off the coast.
This island is considered one of the best adventure diving spots in the
world and is home to an impressive array of underwater marine life.
Tortuguero
Tortuguero National Park is one of Costa Rica’s most biologically diverse
wildlife areas. Featuring one of the most verdant landscapes in the country,
the 26,156 hectare park was created with the main purpose of protecting the
green sea turtle nesting area. Tortuguero owes its very wet tropical forest
to the 5000 to 6000 millimeters of rain it receives per year. These climatic
conditions are favorable to more than 400 tree species, around 2200 species
of other plants and more than 400 birds, 60 amphibian and 30 fresh water
fish species, as well as several endangered animals including tapirs,
monkeys, ocelots, jaguars, manatees and sloths. Tortuguero is characterized
by beautifully scenic canals, lagoons and rivers that may be toured by boat,
canoe or kayak. In addition to the green turtle, three other sea turtle
species nest on the park’s beaches.
Arenal Volcano
The Arenal Volcano area is one of Costa Rica’s top attractions. Only 3 hours
away from San José, in the town of La Fortuna, stands a majestic 1,633m
volcano, known to be one of the most active in the world. Despite its
constant activity, the volcano is very safe to visit as long as you stay
within the safety perimeter. In this area take advantage of the pristine
natural surroundings! Go fishing, horseback riding; take a canopy tour,
rafting or experience a tremendous canyon expedition. Whatever you decide,
be sure to visit the relaxing hot springs in the area, the most famous being
Tabacon and Baldi.
La Fortuna and Surroundings
Often simply referred to as La Fortuna, the town of La Fortuna de San Carlos
is the gateway to the magnificent Arenal Volcano. A charming and quiet town,
La Fortuna is easily accessible from the capital city San Jose, and offers
some panoramic views of the spectacular Arenal, Costa’s Rica’s most active
volcano. Sitting around 10 kilometers away from town and regularly spewing
smoke and ash for some time now, the Volcan Arenal is the country’s top
rated tourist attraction and is indeed a sight to behold.
Over the last few years in particular, La Fortuna has become quite a

Malpais
Malpais is situated on the Pacific coast of Costa Rica on the southern tip

for surfing and it’s pristine subtropical nature. Horseback riding,

Turrialba Valley

town lies 53 km east of the capital city San José and is an excellent place
to tour the pre-Columbian ruins at Guayabo National Monument, or the rarely
visited but lovely Parque Nacional Volcan Turrialba. A quiet town, Turrialba
with its charming street corners and gorgeous surrounding sceneries is among
the few places in Costa Rica with direct access to a volcano’s crater. From
the summit of the volcano, you can on a clear day, see the Irazu, Poás and

located 5km (3 miles) southeast of Turrialba on the road to Siquirres. This

Before sending your postcard, flyer, or brochure to print, make sure to prepare the format correctly. 1. The fonts that your design program offers may differ slightly from the fonts of the printing company. Often, printers will choose a font that is close to the design you chose but this can sometimes result in subtle differences that change the style of your design. 2. Even more important than font styles are the graphics in your design. First of all, convert RGB colors to CMYK, which is the color format all commercial printers use. If you have a more updated version than the printer, you may need to convert to an earlier version.
4. Send the files through the medium required by your printer. You may need to send them in a .zip file through email. Some online printing businesses will require you to upload the files directly to their website.

I was watching a tech show recently that was doing some video game reviews. Something they mentioned was a recent complaint being raised by many fans of a series called Diablo.
The company that makes this series of games, Blizzard, recently released a lot of information on the third game in the series set to be released some time in the near future. They showed a trailer of the new game to showcase all of the differences between the new one and the one that came before it.
The problem arose from a core group of people who loved the first two games and felt that Blizzard was abandoning them with the new game. How were they doing this? The style of the first games were very dark and gothic, while the new one was far brighter and friendly looking. It appears as if the company is trying to reach a broader audience by lightening the overall look of the game, something fans of the earlier games are displeased with. In fact, they currently have an online petition they’re going to send to the company with thirty thousand signatures on it already.
What’s the lesson here? These people are hurt by the fact that they feel the company doesn’t care about them anymore. They’re some of the people who helped make the company into the giant that it is by supporting the earlier games when they weren’t as well known. Now that the company is big these people are having their opinions ignored in favor of something that will appeal more to the general public.
Whenever you release something new there is always going to be the risk that you alienate your loyal customers if you don’t give them the attention they need. When you use color printing to send out those advertisements you may be met with a backlash from the people you thought were going to support you the most if you take that support for granted.
It’s easy to lose sight of the people who are already shopping with you because most companies focus their color printing on getting new customers. Why would you advertise to people who are already giving you plenty of business?
Too often this ends up losing a company more business than they bring in with new customers. If your company is small enough you may find that every sale is going to be important to you and every customer will be highly valued.
In a case like this you need to be extra careful about never forgetting that the people who are loyal to you are the ones that helped establish you in the marketplace to begin with. These are the people you need to be rewarding, not ignoring.
Even major companies like Blizzard can suffer from this problem if they aren’t careful. What kind of long term affect this will have on the company remains to be seen, but odds are good if they keep ignoring their loyal customers, they might end up losing as many customers as they gain. You won’t win today’s wars with yesterday’s weapons. The winners are always the innovators. Show me the man who has improved the most on yesterday’s technology and I will show you tomorrow’s winner.
In evolutionary terms, it’s called the Red Queen’s hypothesis. It states that there exists a constant arms race in every area of your life. Simply put, we live in a competitive world and if we do not evolve and improve faster than our competition, we will lose. The misconception that most people share is that if they simply “get better” at something, they are on the right path to success. This is not true. It is possible to get better at a game and still lose that game. In fact, the tendency is that every participant in any given game gets better, yet still there is only one winner. The reason for this is that everyone playing will get better simply by playing. This process is built into each and every human being. The longer anyone does anything, the better they will get at it. This is the very thing that creates the Red Queen effect. You need to realize that everyone in the game is getting better at it as they play. You must put energy into your improvement just to keep up with everyone else. To win, you not only need to improve, you must do it faster than everyone else in the game you are competing against.
Let’s look at this from the perspective of two men who decide to have a running race. Jim and Karl are both 35 years old. One night while remembering their glory years in high school, they make a competitive bet. They agree to race each other in a one mile running race. The race is set three months from the time of the bet. Jim gets a personal trainer, and hires a nutritionist that came highly recommended by an ex-hockey player who lives next door to him. Within 10 weeks, Jim is running the mile faster than he was in high school. On the 12th week, he loses the race against Karl. How? Not because he didn’t improve, but because he didn’t improve more than Karl had. So how did Karl train? That’s the million dollar question. If Jim would have had those answers while he was training and could have improved on that technology, he would have won the race.
I see this in the business world time and time again and it seems that no one can figure out what is happening. The President of Acme Widget Company will sit down with his VPs completely confused at how month after month his sales people get more training, his costs of doing business get lower, and his product defect rate lessens, yet they lose market share every month. The answer is that they are sinking simply because all of their competition is swimming faster than they are.
When you understand how the Red Queen works, you come to understand the hidden economic factors of the Nth Step. You are about to understand the one thing that most of your competition will never discover on their own. In most cases, putting 90% of your energy into a project is wasting 90% of your energy. I know of no better way to waste resources than to put 90% into something. Never will you rob yourself of more than if you give it 90%. Sadly, this is how most of the world operates.
Sam owns a software design company. Sam is looking for new contracts and finds a request for proposal posted on the internet. Sam has no idea who his competition will be, how many other proposals the client will receive, or what the contents of the other proposals will be. The only thing Sam knows for sure is that there will be one proposal that will win the contract, and every other proposal will fail. This is a classic example of second place being nothing more than the first loser. Only by winning will Sam be able to recoup the costs of writing the proposal.
Sam pulls out his calculator and figures out how much this proposal is going to cost him to generate. His team will spend approximately 90 man hours to complete the proposal. He bases this off of his experience generating proposals similar to it. Sam pays his staff of all sub-contractors $150.00 per hour. Sam will spend about $13,500.00 to generate this proposal. Sam calculates the estimated profit, if he gets the deal, to be between $325,000.00 and $340,000.00. In the past, Sam has closed the deal 1 in 5 times in similar situations. This is because he is in a specific niche market and his team is well known in that market. Sam then calculates the estimated profit (at the low end) of $325,000.00 against the theoretical cost of needing to write 4 more proposals like this ($54,000.00) before he will land a contract. The numbers tell him that if he plays and stays in this game, he will make about $271,000.00 – This is where most business people stop and put the calculator away.
Sam isn’t done with his calculator yet. Sam understands the economics of the Nth step and wants to figure out what it would cost him to do something that he is sure his competitors will not have the resources to do. Sam has already figured out that a proposal will cost him $13,500 to generate. Sam has also just figured out that it would only cost him 10% more to deliver a software demo CD-ROM with his proposal that would serve as a proof-of-concept. Because Sam has written software like what’s requested in this proposal before, he has already written 70% of the code needed for this project. For an additional $1,500.00 he can pay his staff to organize the already written code into a demo CD-ROM that will literally “show” his client what they can expect. The $1,500.00 represents the cost of the Nth step and he would be a fool to not invest it. Sam adds in the additional 10% to his proposal costs that his competitor’s proposals will not include.
Sam won the contract. Sam played smart and played to win.
In the example above, the losers would have been better off to have only invested 15% into their proposal as they would have still lost, but they would have only lost 15% rather than the 90% they did lose. Realize however that even at a 15% loss, after 7 proposals, they will burn through 105% of their budget and they would do this for nothing as they are guaranteed to lose all seven proposals with an investment of only 15%.
The moral of the story isn’t in holding resources back. The moral of the story is to find a game you can compete in and give it 100%. Ask yourself if you are prepared to lose $90,000.00 because you wouldn’t put in another $10,000.00? Are you prepared to work 9 hours for zero results because you wouldn’t put in that extra hour it would have taken to assure winning? Are you willing to risk your bet because you didn’t do everything you could to assure you would win? How often have you set yourself up at the 90% mark and suffered the consequences?
Unfortunately, it doesn’t stop there. Not only do you need to constantly be putting more energy into advancement than your competition simply to survive but you need to acknowledge that the rules of the game are continuously changing as you play. This is the other reason why the winners are always the innovators. They are the only ones that can keep up with the changes in the terrain as they run the race.
At one point in the history of auto racing, all of the tires were the same. One day, someone got the bright idea that if it rained, they should put tires on the car specifically designed for maximum performance in rain. One day it rained, one race car had rain tires, and it won the race. You can imagine that it wasn’t too long after that day that every racing team had a set of special rain tires ready to go for the next time the course got wet. And so the cycle continued as racing teams looked for other ways to temporarily get a leg up on the competition. This is the evolution of the race car.
Make no mistake, history repeats itself. The inner workings of the human brain have not changed in over 40,000 years. This is why history repeats. It makes me laugh when world tragedy hits and everyone cries about how they wish they could have seen it coming. If you want to make better predictions than a psychic on how the United States of America will either evolve or fall apart, start reading about the fall of the other great nations in history. The parallels are so close that it’s comical in a tragic way. People evolve slowly but technology evolves faster and faster by the day. People today behave the same way towards each other as they did 40,000 years ago. They just use different tools and technology to do the same things to each other today. Culture is the beliefs, social norms and traits of a group. Culture affects everyone in everything they do. From personal relationships to the business culture at work, the way we conduct ourselves is defined. Culture helps us understand each other.
When you are creating your advertising strategy, you need to think about your target audience and the cultures that define them. Cross-cultural communication tries to lessen the negative impact of clashing cultural differences by assembling common frameworks for people of different cultures to interact in. In the business world, cross cultural communication is used in areas such as negotiations, human resources, Web site design, and of course, advertising.
Products are generally designed and marketed at a domestic audience. When companies want to take their business international, they generally take their advertising campaign with them. However, the advertising campaign used domestically will rarely work internationally. Different perceptions and values exist abroad, which leaves the original advertising campaign obsolete. Therefore, it is vital to any cross-cultural campaign to understand the cultures you are going to advertise to.
Here are a few things to consider when launching a cross-cultural advertising campaign.
Language. Okay, duh. You know that there could be language barriers or nuances that need to be worked out to get your message across. You should consult with a native speaker, if possible, to check that none of your language is offensive and means what you think it means.
Even the big guys make this kind of mistake. For instance, Ford marketed the Pinto in Brazil. Sales were falling rapidly and they did not know why until someone told them that Brazilians did not want to drive a car whose name means ‘tiny male genitals’ in their language.
In addition, the ideas behind the language used needs to be suited for many cultures. Mainly religious cultures disapprove of one game manufacturer’s slogan to “Challenge Everything.” Religious cultures do not challenge their religious leaders and their gods.
The way you communicate. How you present information can make cultures cringe or accept your message with open arms. For example, you can communicate explicitly or implicitly. Explicit advertising communication assumes the customer does not know any background information or anything related to the product. The United States uses explicit communication. Implicit advertising communication assumes the customer is well informed about the product and related topics, and that the customers will understand the message from what is implied. Japan uses implicit communication.
Colors, numbers and images. Just like colors can mean something to gangs, in different cultures, colors have meanings. For instance, in China, red is considered a lucky color. In Japan, black is considered unlucky. If you use color printing, or even if you do not by using the standard black and white motif, be careful where you use these colors.
Numbers can also be considered unlucky or lucky. In the United States, the number 13 is considered unlucky and is not usually used in advertising. In Japan, the numbers four and nine are considered unlucky because of their pronunciation.
Images or photos can also offend cultural norms. Women in bathing suits on billboards are common in the United States, but infuriate people in the Middle East.
Consider cultural values. If a culture values its religion, it is best not to poke fun at any religious leader or image. For example, if you want to advertise in Asia, it is not a good idea to poke fun at Buddha. If a culture relies on and values family, do not downplay family values or promote individuality.

Having a clean environment makes your room look more organized. No cluttered things scattered everywhere and no spec of dirt can be found while leave you smiling for the rest of the day. Of course, there are some parts at your home that needs cleaning – pronto. It’s so dusty and dirty that you’d rather not lift a finger and let the experts do it for you. You don’t know what we’re talking about? It’s the storage room!
A storage room which is situated in one of your rooms that is not used for awhile, is one of the most disorganized places you’ll ever encounter in your home. Since most of the unwanted things are placed in there, chances are, all of the items stored may be filled with dust. Worse, there may be bugs, rats, or other insects living at the storage room.
To get rid of the dirt and probably some smell, here are the tricks on how to make your storage room look spic and span again.
First, sort all your belongings into three categories. 1) the ones you keep but never use; 2) that will stay in the storage room for a long time, and 3) that will be displayed or kept in somewhere in the house. Organize all your things that you might need and the things that you will consider placing it in a junk collection. List all the things on which items belong to a certain category. For the things that you don’t need any longer, place them in a box and seal it with a masking tape. That way, insects will avoid staying there.
Second, clear everything out. Since you already did the first step, all you have to do place only the things that you won’t be using for awhile. Put it somewhere in a safe corner. As for the things that you still want to keep but you won’t use, put it in the attic instead. An attic may be decorated with other things, but a storage room is not. Make sure that all the old pictures, family history, financial records, and other documents be placed in a safe box. Also, don’t include the holiday decorations. They may be useful during the holidays, so it’s best to place it at the attic instead.
Lastly, store all things efficiently. Make use of the space in your storage room. In the future, you’ll be storing another set of unused things so you make sure there’s more room to put them there. Never assume that every piece of equipment that you have at home will last you a life time. It has its limits. Keep those empty boxes to save for later. You’ll never know when an old TV or an old stereo will join the others at your storage place.
You don’t have to limit using these 3 steps only in storage rooms. You can also try it on other rooms as well such as your bedroom, or any room that is not a storage room, but still unkempt and dirty. Even if you are not fond of cleaning, but once you are done with the job, you feel like you’ve won a million bucks!

SAVING that is what we are thinking of right now. With all the cost of commodities rising up, are there still ways that we can save? Hmmm…. Think think think… is there still a way to save especially on gas that has been increasing its cost everyday? There is still a way to save big on gas. Here are some ways how:
1. Keep your car fully maintained. Make sure that your car is well maintained, your oil is changed every 3 months, your tires are well inflated and your car is clean. This will help your car to work properly and the engine will not have a hard time running the car.
2. Avoid those sudden stops, this will eat up all the energy stored in your car using a lot of gas. When the Traffic light goes on red try to stop your car slowly, that is why it is always said that you should keep distance from the car in front of you so that if it will stop suddenly you still have time to coast your car to that stop.
3. In your car’s manual check the right octane level recommended for your car. Use what is recommended do not settle for a higher or lower octane level than recommended. But stick with what is recommended it will help your car work properly without doing specific adjustment.
4. If you are on a traffic light and your car is on a stop for more than 2 minutes, turn it off. Having your car idle for more than 2 minutes eats up a lot of your gas. But if your on a stop for just a few seconds keep it on.
5. There is no rush. Always drive smoothly and carefully. You don’t have to rush, didn’t you know that the more you speed up your car the more gas it eats up. So if you are going somewhere leave your house early so as not to get late and to arrive there on time without speeding up your car.
6. All the junk in your trunk must be put away. Keep all those junks away from your car. These junks adds up a lot of weight to your car which causes your car to have a hard time moving. You may not feel it but the engine feels it and it needs extra effort to put the car on go. And what way can the engine have the extra effort is to eat up a lot of gas.
7. Don’t rev your car. It has been our habit that before turning the car off we rev it up. But don’t you know that the more you rev the car before turning it off is where it uses up a lot of gas.
8. Get a gas credit card. Its one way to save money on gas. With all the paying that you do on your gas in the end you get a cash back rewards which is a big savings to you.
9. When stepping on the gas, step on it slowly don’t try to step on it until it reaches the lower end of the pedal. Step to it smoothly and carefully.

On the surface, hard money loans may seem to be an option of last resort with undesirable terms. Compared to traditional lending programs, hard money loans have higher fees, higher interest rates and in many cases a balloon payment due in only a year or two. Furthermore, hard money programs are designed so that the lenders have little risk. With the fees and collateral included, they can foreclose on a property and still end up making money. With these considerations, why are hard money loans an excellent option for real estate investors? The answer is less red tape.

If you are an owner or a prospective owner of commercial property in need of financing up to 80-90% LTV, it is important to understand the financing options available to you, so that you choose the best option for your project. Mezzanine and Equity financing are two options which will be discussed in this article.
A Mezzanine loan is subordinate to the first mortgage and comes in various forms, and provides financing up to 85-90% of the required capital. The cost of this type of financing fluctuates based upon how high in the capital structure the financing is provided, what kind of asset is being financed, whether it is a stabilized asset or an asset that is being either repositioned (lower) or developed (higher). Mezzanine loans run from 10% for stabilized apartments or stabilized in-fill shopping centers to 18-20% for hotels and value-added plays, condominium conversions and development, and higher for land. The various forms of mezzanine include:
1. Traditional Second Mortgage: This is secured by a second mortgage and is foreclosable. In today’s market this type is rarely done, because most first mortgagees don’t want to deal with a second mortgagee in the even of foreclosure.
2. Second Mortgage With No Rights to Foreclose: Generally these are given to the seller of the real property. They are paid from available cash flow, but in the even of default, they are not foreclosable. The result of the inability to foreclose gave rise the traditional mezzanine loan.
3. Traditional Mezzanine Loans: These are secured by an assignment of the ownership interest of the borrower. In the even of default, the lender forecloses on the ownership of the borrower and becomes the borrower. An intercreditor and subordination agreement with the senior lender is necessary.
4. Preferred Equity: Here the lender becomes a direct partner in the ownership but has a preferred return and if there is a capital even or an even of default, the lender (equity investor) has a liquidation preference. The lender investor only gets the same preferred returns as if he were a mezzanine lender; he does not share in the residual profits, except there might be an exit fee or other “kicker” if the leverage is high.
5. Equity Structured as Dept: Here an equity investor wants the protection offered to a mezzanine investor, i.e. collateral and because of the collateral (especially if it gets a mortgage), better protection in bankruptcy. Also an equity investor can get better protection if there are environmental liabilities as the result of federal legislation in 1997.
The other financing option for those looking for high LTV financing for their commercial property is equity. True equity comes in various forms. The most important characteristic about equity is that it shares in profits and does not have a “guaranteed return” which if not paid triggers a default, with the consequential loss of equity. It generally finances the riskiest part of the capital structure (sometimes as much as 100% of the capital requirements and generally is seeking returns in excess of 20%. It also has more controls over the operations and decision making of the ownership entity. Various forms include:
1. Typical Equity Structure: This is ownership of the entity, which has title to the property. The investor has a certain amount of control from the right to veto or approve all actions to the right to cause any actions. Generally the more money you invest in a project: (a) the greater control you will have over the project, and (b) the better returns or promote to the owner/developer. Many investors today are seeking IRR based returns. They are seeking preferred returns generally in the 1-15% range depending on asset class and how high up in the capital structure the investor is going. However, other investors are looking for the “big hit” and will only do deals where there is a decent chance at significant upside.
2. Equity structured as Debt: See Above.
3. Promote Structure and Waterfall: Generally institutional investors provide capital and then after achieving certain benchmarks, give the developer additional profit incentives which they call the “Promote.” The Promote kicks in after certain specified returns, i.e., after the preference return etc. For example lets say a project will cost $10,000,000 and is projected to earn 15% on cost or $1,200,000,000 upon completion and “rent up”: Let’s further assume, that the developer is able to secure a construction loan of 75% of cost or $7,500,000. The equity requirement is $2,500,000. The developer will put up 10% of the equity. Let’s further assume the project is a project that will be sold at completion. Let’s assume it takes on year to build and it takes on year to rent up. Let’s assume it’s a shopping center and the anchor leases start upon completion and the balance of the leases come in at the end of the second year. Let’s further assume the project will sell at an 8% cap rate on the $1,200,000 or $15,000,000 and the income from the anchors is $1,000,000. The first mortgage will cost 6%.
Here is a comparison the advantages of Mezzanine financing vs. Equity Financing:
Advantages to Equity:
1. You usually need less cash
2. In the even of default, there is less risk, you don’t have a debt forgiveness tax liability
3. Mezzanine is additional leverage with all its risks
4. In the event of a thinner project than projected you can still make money if there is a profit but the profit is less than the required mezzanine return, and in that even you won’t get wiped out.
5. No need for intercreditor and subordination agreement with senior lender.
6. More equity might result in better senior loan terms.
7. Some senior lenders simply don’t like mezzanine loans behind them, or won’t allow an assignment of the partnership interests.
8. No personal guaranties (as there might be with mezzanine).
9. Usually simpler and quicker to document (and less legal fees).
Advantages to Mezzanine:
1. When the returns are larger, it is generally better to put up more capital and keep a larger portion of the profits.
2. Mezzanine doesn’t share in the profits, their return is capped
3. Mezzanine has much less control, of the day-to-day operation; they are a lender with lender controls similar to a first mortgagee (albeit somewhat tighter)
4. The mezzanine investors return requirements are usually less than the equity investor’s requirements, (although Preferred Equity returns are similar to mezzanine).
In Summary, for all the reasons that a borrower may prefer equity vs. mezzanine, the lender may have the same or opposite reasons to desire equity vs. mezzanine. Some lenders will just not do equity. Or, they may not be willing to make a distinction between pure equity and preferred equity (“equity is equity”). Also, lenders often have LTC/LTV limits above which they will stop viewing something as mezzanine and start expecting an equity return (e.g. a lender may decide that anything about 90% requires equity returns). The bottom line is that is has to work for both parties.

s per the recorded history, Gutenberg was the first person to invent the printing machine in 1452, but the very idea of printing existed long before Gutenberg. It was as early as 700 AD that the first printable version of newspaper was published in Beijing with the help of a Chinese model printing press, which was nothing more than a mere wood-block printing system. Thus, it was actually East Asia, where the concept of printing was born. The process of printing has undergone various evolutionary stages for centuries and gradually developed. Printing at present is not a simple mechanical way of publishing or producing something on paper, rather it is now considered as a major industrial process of action.
Those interested in typography must know the process of movable type printing. Unlike the earlier models of block printing, the movable version was more flexible where letters were set in a changeable position. Gutenberg’s invention however ushered in the era of mass publication. The movable version of printing type ensured qualitatively good material after publication and at a relatively low cost. Gutenberg had chosen Bible as his first printing material. However, the most important contribution of Gutenberg’s printing press should be assessed in the context of Italian Renaissance, which shook the conventional foundation of every civilization. It was simply because books were now available in large numbers. A book is a source of knowledge without which a human being is not rational at all, and it is the possession of knowledge that distinguishes a man from an animal. There is no wonder why Aryans, after occupying South-Asia did not allow the subjugated non-Aryans to read books and kept the habit only for themselves.
Printing evolved in different kinds over the ages and some of them exist even today in different parts of the world. According to a 2005 study, approximately forty five trillion pages come to be printed across the globe annually. In the United States alone, there existed more than thirty thousand printing companies in 2006. Not only in the US, but also in all countries across the globe, printing presses are being manufactured every day as the growth of literacy and the need for printed matter grows by the day. The advent of modern technology has completely changed all salient features of printing. Now books, newspapers, journals, periodicals and all other readable materials are printed in the computerized process, which is known as ‘offset printing’. It is not merely a quicker and qualitatively higher process, but also easier and simpler than that of the block printing process. We can regard this new process as a groundbreaking step towards the evolution of printing.
Offset printing is sometimes referred to as offset lithography. Apart from this technique, we have other popular methods such as screen-printing, relief printing, flexography, pad printing and many more. For T-shirts as well as tiles, screen-printing is applicable whereas flexography is for labeling and packaging. For three-dimensional surfaces, pad printing is suitable. Another form of printing is laser printing which can be found in case of printing bank bills and official documents. Thus, printing is itself an institution that has regulated the society and will continue doing that in future.

We all remember having super soft and warm fleece blankets growing up. Our grandmother or great aunt had made it and sent it to us from somewhere far away. It was soft and fluffy and WOW, we slept with it all winter long. Memories of grandma still linger to this day…
I can still remember having a cold in the winter, (back before Global Warming!) and sitting in front of the wood burning stove, with my Grandma in the kitchen cooking up some of her home made chicken soup. All the while I am cozily bundled up in my super soft fleece blanket, kleenex box in one hand, waiting patiently for that yummy soup of health and goodness…
When you have kids, you’ll want to pass along this special gift to them and even for their kids, just like your grandparents’ did back when you were a kid. So what should you look for in a fleece blanket? Hopefully this article will help.
What kind of fleece blanket will your child or grandchild like? Well, this is a hard one. You’ll need to figure out what is popular in the culture or choose some common theme. Do they like cowboys or dogs or cats? Or if Mom or Dad are in the military perhaps, how about a military themed blanket like a Marine Corp Logo, or an Army Eagle? Or how about a favorite carton character? Almost every kid loves firefighters, so maybe that is the right choice?! You’ll want to choose just the right one for them.
Ok, so now you have chosen a theme or character or logo. What else will you need to know? Well for one, you’ll want to know what it is made of and how to clean it. Most fleece blankets are made from polyester polar fleece and can be washed just like regular clothes in the washer and dryer. This is good to know cause we all know how clean kids are…. NOT! Being washable is of uber-importance for the next time they accidentally drop the sippy cup filled with orange juice on it!
Fleece blankets are absolutely fantastic for insulation. This is what keeps us so warm when wearing them. I can remember having a fleece winter’s cap in the winter and it felt just so fantastic, that I don’t ever remember feeling cold growing up in the North East. The fleece weave is what makes them so soft and fluffy and warm.
Fleece blankets have been around for a long time and are a long-standing family tradition. In the past, most grandmas would sew them, but you’d be hard pressed to find anybody now who even knows HOW to make one. I don’t think my mom knows how to do much more than latch hook!
Do you even OWN a sewing machine? Is Singer even still around? Instead of learning how to make these super soft fleece blankets, start letting your kids / grandkids have that warm and fuzzy feeling of warmth that they’ll carry with them for a lifetime just like the memories we carry to this day.
