An internal board rate is entirely different from a public rate like the SGD$ Singapore Interbank Offer Rate {Sibor} or the SGD$ Swap Offer Rate {SOR}. The internal rate’s movement is up to the bank’s discretion. The internal board rate takes into consideration several factors like: the bank’s cost of funds, lending environment, Sibor, Sor, not forgetting the management’s final decision and etc. It is benchmarked against these factors, not pegged. This means that when financial indicators are falling, your internal bank rate may not show the same movement.

Unlike housing loan rates that are structured properly before they are offered to the consumer, a commercial property loan’s rate can be very different from the published rates. Different rates are offered to different individuals or companies based on the strength of the cash flow and several other factors. Commercial property loans are more difficult to refinance than a normal housing loan, therefore negotiation across different banks can often take a considerable amount of your time plus there are quite a lot of documentations to prepare, but the end result can be very fruitful when you know you have got the best rate.

By refinancing your commercial property loan, you get to re-adjust the terms, conditions and the interest rates. You can lengthen the loan tenure so that the monthly installments will be lower, allowing you to divert more cash to your working capital. You can also obtain additional term loan or overdraft from your commercial property to finance the purchase of additional machineries or fund the takeover of a competitor’s business.

Ten years from now things will be very different when we walk into a store to buy a new phone. At least that’s what the Open Handset Alliance group (which includes Google) is hoping for.

First, we won’t be walking into a store for a specific device that will perform functions x, y, and z. The hope is that all phones by then will have a standardized OS that will truly have a universal look and feel and be as easy to use as 1-2-3 for the consumer.

Sounds too good to be true? Yes, in some ways it does. I also have to wonder how the actual handset manufacturers feel about this. It can’t make them (and their shareholders) too happy to know that people won’t necessarily care that much whether they’re getting an Apple or an HTC device.

Ultrasonic Flow Meter Installation Points

Before installing an ultrasonic flow meter the most important consideration is the medium to be measured. Raw sewage usually requires a Doppler ultrasonic flow meter whilst distilled or clean water requires a time of flight ultrasonic flow meter. However, what about applications that use a combination of liquids or liquids with small particles? For applications where the media has particles of 100 PPM or more a Doppler ultrasonic flow meter would be the most suitable device to use. For media with particles smaller than 100PPM, such as oil, sea water, or even gray water a time of flight ultrasonic flow meter types are most suitable.

A time of flight ultrasonic flow meter requires a totally full pipe to work. While a typical Doppler ultrasonic flow meter is more suited to a completely full pipe, it is possible under certain conditions to utilise these units on partially full pipes.

Sensor Installation

In an ideal condition a straight length of horizontal pipe that is at least fifteen pipe diameters long is required. This should be free of valves, inflow and outflow diffusers and should be as far away from pumps as possible. When using a time of flight ultrasonic flow meter on an installation that has a pump or T-section, a straight length of up to 50 pipe diameters to obtain an accurate flow reading.

Most ultrasonic flow meter models are unable to measure downward flow in a vertical pipe. The pipe surface must also be clean and free from rust or paint bubbles. Also the ultrasonic flow meter transducers must be clean and have a substantial amount of couplant material to make a good acoustic connection.

For horizontal pipes a time of flight ultrasonic flow meter should have the transducers fitted on the side of the pipe. This will allow more accurate flow readings as generally air bubbles are located on the top of a pipe while sediment falls to the bottom. Doppler transducers are generally installed on the top of the pipe.

A typical time of flight ultrasonic flow meter will have two transducers, one will be specifically for the upstream direction of the flow, while the other for the downstream. If you are unsure if the flow direction, you will normally see a negative flow rate if you have installed these incorrectly. If the transducers are installed correctly and you are still having a problem in obtaining a correct figure from your ultrasonic flow meter, try different sound path settings. This will require you to move your transducers up and down the pipe as the ultrasonic wave is reflected a different number of times on the pipe walls. Generally, the more transit paths, the more accurate your reading. However, the more transit paths can also lead to a weaker signal which can cause setup difficulties; this is why it is recommended that you always start with the simple “V” method.

Take care in setting the exact liquid type, sensor spacing and pipe measurements. If you have incorrectly programmed any of these variables in your ultrasonic flow meter you will get either an incorrect reading, or no flow reading at all.
Once you have taken the time and accomplished your first ultrasonic flow meter installation, future measurements will be much easier.

Each one of us at some point in our lives is faced with adversity. It might be an adversity that is so monumental and horrific as to defy description. It has been my experience that so-called small adversities never seem to come knocking. All of them, at least for a time, seem so large as to look insurmountable. For most people, the response is automatic and predictable. Allegorically, the self image uses irrational fear as its binoculars when adversity appears. As you focus on the adversity through fear, all other thoughts and ideas become fuzzy and are pushed into the background. Only the adversity is crystal clear, looming larger than life. The longer you focus on it, the larger it seems. Various scenarios, driven by the fear, probably flash across your mind, each of which has a seemingly dreadful outcome.

Here is a question for you. Since none of these fear-driven destinations is what you desire, why would you continue to focus on any of them? What prevents you from changing your focus? In truth, nothing can prevent you from re-directing your focus if you decide to do so. By mastering the power of the mind, you have the power available to focus on any thought, idea, or mental image you want!

Stop focusing on the adversity. Instead, focus on what you desire. By presenting to your mind an end result that you desire and by choosing to use PMA (a positive mental attitude) as allegorical binoculars, your desire takes center stage in your mind. The longer you focus on it, the larger it grows. You will be amazed how quickly the fear and its related thoughts fade farther and farther into the background.

If you’ve had a cesarean birth, be aware that the cesarean section operation is major abdominal surgery, so you may feel pain, soreness, gas pains, bladder issues, difficulty moving or sitting up, or a pulling sensation on your belly, so take care not to overdo anything.

Here’s how you can exercise after caesarean birth:

- Gentle but frequent movement is actually one of best recovery tricks you can do for your body, as it reduces swelling in the incision and gets the blood flowing to all your body parts. Remember to “RICE” – Rest, Ice, Compress, and Elevate.

Simple Pilates exercises to do after caesarean birth:

1. Half roll-ups – Lie down with feet apart, under knees and arms flat at the side. Inhale and exhale as you lift shoulders off the floor and arms to the side of your thigh, drawing your belly button towards your spine. Lie back and repeat 10 sets.

2. Semi-crunch – In the same position, place hands behind head. Inhale and exhale as you lift head and shoulders off the floor. Remember to draw belly button in again, hold for 10 counts. Repeat 10 sets.

3. Single leg stretch – Lie back and bring knees up to 90 degrees. Place hands on knees. Inhale to prepare then exhale as you bring your head and shoulders up. Staying up, inhale and extend left leg out, exhale, bring it in and then extend right leg out, alternating legs. Repeat 10 sets.

4. Criss cross – Lie down with feet apart, under knees and hands supporting head. Inhale and exhale then lift head and shoulders off the floor, pointing your right elbow to your left knee. Rest down and repeat for the left side, pointing your left elbow to your right knee. Repeat 5 more sets. For a more advanced version, lift legs off the floor.

5. Belly to spine – Sitting up with knees together and hand resting lightly on knees. Keeping spine straight, inhale to prepare and exhale as you draw belly button in towards spine, rounding the spine. Repeat 10 sets.
