One may ask, “What exactly is raw land?” While there are many types of raw land, raw land is basically undeveloped, unimproved, and unused land. Before purchasing raw land, one should consider what their future plans are with the land. Another question is whether the land will be used to build a home, purchase a lot for retirement, an investment, or acreage for farming or subdivision. s per the recorded history, Gutenberg was the first person to invent the printing machine in 1452, but the very idea of printing existed long before Gutenberg. It was as early as 700 AD that the first printable version of newspaper was published in Beijing with the help of a Chinese model printing press, which was nothing more than a mere wood-block printing system. Thus, it was actually East Asia, where the concept of printing was born. The process of printing has undergone various evolutionary stages for centuries and gradually developed. Printing at present is not a simple mechanical way of publishing or producing something on paper, rather it is now considered as a major industrial process of action.
Those interested in typography must know the process of movable type printing. Unlike the earlier models of block printing, the movable version was more flexible where letters were set in a changeable position. Gutenberg’s invention however ushered in the era of mass publication. The movable version of printing type ensured qualitatively good material after publication and at a relatively low cost. Gutenberg had chosen Bible as his first printing material. However, the most important contribution of Gutenberg’s printing press should be assessed in the context of Italian Renaissance, which shook the conventional foundation of every civilization. It was simply because books were now available in large numbers. A book is a source of knowledge without which a human being is not rational at all, and it is the possession of knowledge that distinguishes a man from an animal. There is no wonder why Aryans, after occupying South-Asia did not allow the subjugated non-Aryans to read books and kept the habit only for themselves.
Printing evolved in different kinds over the ages and some of them exist even today in different parts of the world. According to a 2005 study, approximately forty five trillion pages come to be printed across the globe annually. In the United States alone, there existed more than thirty thousand printing companies in 2006. Not only in the US, but also in all countries across the globe, printing presses are being manufactured every day as the growth of literacy and the need for printed matter grows by the day. The advent of modern technology has completely changed all salient features of printing. Now books, newspapers, journals, periodicals and all other readable materials are printed in the computerized process, which is known as ‘offset printing’. It is not merely a quicker and qualitatively higher process, but also easier and simpler than that of the block printing process. We can regard this new process as a groundbreaking step towards the evolution of printing.
Offset printing is sometimes referred to as offset lithography. Apart from this technique, we have other popular methods such as screen-printing, relief printing, flexography, pad printing and many more. For T-shirts as well as tiles, screen-printing is applicable whereas flexography is for labeling and packaging. For three-dimensional surfaces, pad printing is suitable. Another form of printing is laser printing which can be found in case of printing bank bills and official documents. We all remember having super soft and warm fleece blankets growing up. Our grandmother or great aunt had made it and sent it to us from somewhere far away. It was soft and fluffy and WOW, we slept with it all winter long. Memories of grandma still linger to this day…
I can still remember having a cold in the winter, (back before Global Warming!) and sitting in front of the wood burning stove, with my Grandma in the kitchen cooking up some of her home made chicken soup. All the while I am cozily bundled up in my super soft fleece blanket, kleenex box in one hand, waiting patiently for that yummy soup of health and goodness…
When you have kids, you’ll want to pass along this special gift to them and even for their kids, just like your grandparents’ did back when you were a kid. So what should you look for in a fleece blanket? Hopefully this article will help.
What kind of fleece blanket will your child or grandchild like? Well, this is a hard one. You’ll need to figure out what is popular in the culture or choose some common theme. Being washable is of uber-importance for the next time they accidentally drop the sippy cup filled with orange juice on it!
Fleece blankets are absolutely fantastic for insulation. This is what keeps us so warm when wearing them. I can remember having a fleece winter’s cap in the winter and it felt just so fantastic, that I don’t ever remember feeling cold growing up in the North East. The fleece weave is what makes them so soft and fluffy and warm.
Fleece blankets have been around for a long time and are a long-standing family tradition. In the past, most grandmas would sew them, but you’d be hard pressed to find anybody now who even knows HOW to make one. I don’t think my mom knows how to do much more than latch hook!

It’s like being hit by a double whammy. First, a recent disaster destroys your home and you have no choice but to spend some serious cash, even if it empties out your pockets, because you have no choice but to rebuild your home. Then, you suddenly remember that you have to pay for mortgage in just a few days, and you’ve got no money left!
What will you do? This is, perhaps, what most storm victims are going through. The burden of rebuilding shelter after a terrible storm can take a toll on families financially. Worse, those who cannot pay their mortgages may face home foreclosure.
Because of the recent calamities that hit the country, a lot of people are suffering because they have no homes as a result of either the storms or foreclosure.
The US government is now taking steps to ensure that it takes care of the people hit hard by the storms. Through the U.S. Housing and Urban Development (HUD), it has introduced housing assistance measures for those living in affected areas. Among these are:
- Foreclosure relief to residents in certain areas in Indiana, Iowa, and Wisconsin, wherein they are granted a 90-day moratorium from foreclosures. This is to give them more time to get back on their feet after the calamities.
- The Internal Revenue Service has given out an extension for payments of quarterly estimated tax payments. This covers ten states: Arkansas, Colorado, Georgia, Indiana, Iowa, Maine, Mississippi, Missouri, Oklahoma, and Wisconsin.
- Federal resources were also made available for re-allocation for disaster relief, which will greatly help in funding rehabilitation, a process that can cost a lot depending on the extent of storm damages.
- FHA insurance available for to people who are planning to rebuild or buy another home.
- Together with the State, the local government will be backing loans to be used in rebuilding homes and repairing public infrastructure.
It’s a relief to know that the government recognizes the need to assist the storm victims as much as possible. Somehow it alleviates the pain of having gone through a terrible ordeal that nature brought upon us. It makes us feel safe enough to know that the state is there to extend its help whenever the nation needs it.
Through these efforts, more Americans will have fewer troubles in keeping their homes.

The best way to appeal to consumers is through emotional marketing. This method of marketing is about connecting your target market to your product or service at their most basic level – the emotional level. Emotion stimulates people’s minds up to 3000 times faster than non-emotional thought. The world is driven by emotions. People make impulse buys based on emotion, not rational thought. If you can play to people’s emotions, you can get that sale when you otherwise would not.

Word of mouth - people trust other people that tell them your product works or if it is the best.

Emotional Marketing Copy - When you write your brochure copy or flyer copy, use emotional words, such as “pride,” “happy” and “confidence.” Use feelings you know that your customers want to feel (this should come from your target market research).
Emotional Marketing Colors - Everything about your marketing materials, including your choice of colors, affects your customer. Green makes people think of money and greed; turquoise can make people feel tranquil and peaceful; dark blue is generally connected to feeling depressed. You can search for “colors” and “meaning” on the Internet to find lists that will tell you what colors are associated with what feelings.
Emotions Do Not Have to Be Sad - When people think of emotional marketing, they most likely think of sappy, cry-worthy long-distance type of commercials. But, that is not the only emotion you can appeal to. Why not make people smile and even laugh? When people laugh they release endorphins, which are compounds that make them feel good. If people feel good while viewing your marketing materials, they’ll in turn feel good about you and your product.

Foreclosures know no economic boundaries. Foreclosures know no discrimination. Foreclosures know no boundaries. Or so it seems. The growing count of Tennessee foreclosure homes are proof enough that foreclosure crisis is pervading and uncontrollable, at least as of now. While the number of homes in foreclosures is constantly on the rise in all Middle Tennessee counties, even some of the affluent regions such as Williamson County are witnessing an increase in the percentage of foreclosed homes this quarter.
Experts are surprised that some of the foreclosure homes for sales are located in the upper price ranges such as Green Hills. They expect more and more similar cases to add to the overflowing foreclosure listing inventories. Having affected everyone, people who have more mortgage payments to make than they can afford now are facing the heat. No longer are the foreclosure rates following the employment rates like they followed earlier on.
Despite employment rate in Tennessee State remaining unaffected now, the foreclosure rates have increases because of the stabilizing of adjustable arm mortgage interest rates. Additionally, people are spending more than their pockets can support leading to lack of adequate finances towards making their mortgage payments.
Let’s take the example of Williamson Country that witnessed a significant increase from last year. This upper class county has only 28 foreclosures in the first quarter of last year but this year, it had 70. This is a 150% rise! Interestingly, out of the 70 foreclosed homes, around 13 homes belonged to above $400,000 price bracket, while one house was a million dollars house in Laurelbrooke.
With a 72% increase in foreclosures in the first quarter of 2008, Tennessee stands on the 13th spot on foreclosures by state list, as per RealtyTrac Inc.

If traditional advertising techniques aren’t getting the responses or business you want, you may need to think more originally. Try to come up with ideas that no one in your area has done. Try using color printing techniques that no one in your area or product industry has used.
Perhaps using the same image in an Andy Warhol silkscreen effect (the same image repeated with alternative color schemes). Here are six examples of original approaches that worked to get the word out to the public or press.
1. One woman created a typing service in Antelope, California, and bought a vanity license plate for her car that read “TYPE4U.” She had a plate frame created with her telephone number on it. This was a cheap and effective way to get the word out. One day a man followed her for many blocks and asked for her business card.
He was a lawyer, frantic for someone to replace his current word processing person. He not only became her first long-term client, he referred her to several other lawyers needing word processing and secretarial help.
2. A software company in California wanted to give out software samples on a small budget. A mass mailing or a disk insert in a magazine weren’t feasible because of the cost, so an advertising consultant created an ad with an arrow pointing at the binding with copy that stated, “If your demo copy of our software isn’t here, call XXX-XXXX.” Of course, no one found a disk there, and before they knew it, they had several calls to get the free software.
3. A graphic designer in St. Louis, Missouri, learned about some defective shoes available at a bargain price, bought some, and sent one wrapped in a gift box to potential clients with a card that read, “Just trying to get a foot in the door.” It worked well and won him new clients.
4. One woman from Washington trained her Springer spaniel, Bubba, a few unusual tricks and mailed out media kits promoting him to local television stations. She included a stamped reply postcard with three options: 1. Yes! I’m interested in having Bubba on my show; 2. Not sure if Bubba fits the show format; and 3. Sorry, Bubba’s cute, but not for us.
She quickly followed up with anyone who checked off options 1 or 2. She also followed up a few months later with the people who chose option 3 with a picture postcard of the dog. One producer who eventually invited Bubba on her show told the owner, “You wore me out with your persistence, but I’m glad you did!”
5. In her book, Taming the Marketing Jungle, Silvana Clark notes a house cleaning company competing with three others in its area. One of the companies, called Fresh as a Daisy, made a more memorable impression than the others by leaving behind a trademark present in every house it cleaned: a vase with three daisies on the kitchen table.
“We’ve had more people call and tell us they’ve heard about us because of those daisies,” said the owner. “We don’t have to do any other form of advertising since we began leaving the flowers.”
6. In the book How to Drive Your Competition Crazy, Guy Kawasaki cites a California contractor, required by law to guarantee its work for one year, that takes advantage of the law by calling customers 11 months after an installation to see if they need any repairs before the warranty expires. “The calls generate a small amount of warranty work and a huge amount of new work and referrals,” Kawasaki comments.

In one month, the big box stores will start filling their shelves with holiday decorations and Christmas trees. Jingle bells will be playing while the temperature flirts with record heat indexes in most parts of the country. Un-happy shoppers will complain that retailers start the holiday season earlier and earlier each year. Retailers will have no finger nails left to chew as they mutter these words, “I have no idea how we are going to make our holiday sales plan”.
There is an old saying that says, “When you are trying to get out of a hole, stop digging”. Retailers and business people alike are literally digging themselves deeper into sales depression. Housing foreclosures, gas prices, price of food on the rise, global warming; nothing else left to do but cancel holiday season 2008!
We know that won’t happen. There is a line from “A Grinch Stole Christmas” says……”and Christmas came just the same.” It will, like it has through the many other recessions and there will be retailers that thrive. Let me share three ways to make sure you are one of them.
First, answer this question: “What do you sell, who is selling it and who needs it.” Sound simple? If you can’t answer that question, in depth, then stop reading this article and question yourself why you are in business.
The first step in business success is offering products that your customer needs and is willing to spend money to get. In order to be successful during a retail downturn, it is critical to have a strategic inventory control system in place. Whether you take a mid-year inventory or you use a computerized inventory reporting system, it is imperative that you know exactly what you have on hand by classification. Within each classification determine the average price, turnover and projected on-order items from now through the end of December.
Take action right now on items that aren’t selling as well as those that are “hot sellers” that you should re-order. Develop a list of items that will help make your holiday season and monitor them each and every day. Be ruthless with orders that won’t be delivered on time and with those items that aren’t a necessary part of your strategic inventory control system.
Step 2. Sales Staff: Right now, I would guess you don’t have one sales person in your business. You have order takers. You may give them great names like, “customer service associate” etc, but bottom line, how many employees do you have that couldn’t “sell” themselves out of a paper bag?
I am in the process of “selling” my home. That is an oxymoron. I believe most realtors don’t “sell” a home. The house sells itself to a potential buyer. The realtor merely gets them into the home so that a relationship is built between the attributes of the house and the potential new owners. The realtor is a match making service, but sales service, I don’t think so. If they were, my house would be sold by now.
The way to make sure that your strategic inventory gets into the hands of customers who need and want your products is by having well-trained sales associates. Take a strategic look at your staff and weed out the toxic employees and those that will never be able to “sell” anything to anyone. Chances are that you hired them out of need and not what you really wanted.
The next step is to hire new people with an actual sales background or start training your employees in the sales methods that will bring your company additional business. If you don’t have that expertise, then I advise that you bring someone in who is proficient in sales training and start it yesterday!
In order to make your holiday season, it is critical that every employee be aware of what each day’s sales goal is as well as weekly and monthly. Accountability is imperative to having productive employees. Sales goal setting in conjunction with a reward system will place importance on job performance. What would happen in your retail business if you implemented a commissioned sales incentive? Money motivates and more sales will improve your business. Sounds like a win-win to me.
Step 3: Rev up Your Referral Engine. You know what you sell and you know who is selling it, but do you really know your customers? A functional, accurate database produces all the information you need about who your customer is, when and what they last purchased along with all their profile information. But it becomes another fancy report unless you have a strategic focus on how to use it.
The best way to improve your business is to have your happiest customers become a well-oiled referral engine. They are your “un-paid” sales staff. Maybe they should be paid for all of that free advertising? What better way to show them that they are appreciated but well before the holidays? Early discounts, lay-a-ways, incentives for referrals, special events, extra member services, the ideas to keep your cheerleaders happy; the ideas are endless, you just need to start the process today.
Holiday season 2008 will come and go. Will your business survive, thrive or die when all the figures are in? Having a strategic system in place right now will keep you focused on your goal for this holiday and beyond. A targeted inventory, sold by trained, proficient sales people to a customer base that loves you and refers you to everyone they know will keep the coal out of your retail holiday stocking!

As a small business, you are probably going to be sending advertising material to your customers on a regular basis. The goal in doing so is to improve your name recognition among your target customers.

Franchising offers a range of options

One way to discover if the turnkey package you are considering has all the elements needed to “open the doors,” is to thoroughly discuss it with existing franchisees. Did they experience real value in the turnkey package they received? How does their package compare with other turnkey offers? Did the process go as smoothly as promised by the franchise salesperson?
If franchisee feedback isn’t conclusive, ask the franchisor to provide a complete breakdown of individual components and costs. Ask if the labor costs to provide this service are a separate line item or if they are built into the cost of the components, then decide if the trade-offs are suitable to you.
“In my experience,” observes Simtob, “if the franchisor is making turnkey claims without really delivering turnkey capabilities, existing franchisees will know it and won’t hesitate to tell you so. So, take time to thoroughly investigate any franchise opportunity, making sure their track record is strong and dependable, then validate your findings with existing franchisees.”
“The kind of passionate people who tend to succeed in our franchise system generally want to flex their own entrepreneurial muscle and make operational decisions themselves,” says Simtob, “many have asked for additional support going into the relationship because of time constraints and other business endeavors. If you are an owner or a prospective owner of commercial property in need of financing up to 80-90% LTV, it is important to understand the financing options available to you, so that you choose the best option for your project. Mezzanine and Equity financing are two options which will be discussed in this article.
A Mezzanine loan is subordinate to the first mortgage and comes in various forms, and provides financing up to 85-90% of the required capital. The cost of this type of financing fluctuates based upon how high in the capital structure the financing is provided, what kind of asset is being financed, whether it is a stabilized asset or an asset that is being either repositioned (lower) or developed (higher). Mezzanine loans run from 10% for stabilized apartments or stabilized in-fill shopping centers to 18-20% for hotels and value-added plays, condominium conversions and development, and higher for land. The various forms of mezzanine include:
1. Traditional Second Mortgage: This is secured by a second mortgage and is foreclosable. In today’s market this type is rarely done, because most first mortgagees don’t want to deal with a second mortgagee in the even of foreclosure.
2. Second Mortgage With No Rights to Foreclose: Generally these are given to the seller of the real property. They are paid from available cash flow, but in the even of default, they are not foreclosable. The result of the inability to foreclose gave rise the traditional mezzanine loan.
3. Traditional Mezzanine Loans: These are secured by an assignment of the ownership interest of the borrower. In the even of default, the lender forecloses on the ownership of the borrower and becomes the borrower. An intercreditor and subordination agreement with the senior lender is necessary.
4. Preferred Equity: Here the lender becomes a direct partner in the ownership but has a preferred return and if there is a capital even or an even of default, the lender (equity investor) has a liquidation preference. The lender investor only gets the same preferred returns as if he were a mezzanine lender; he does not share in the residual profits, except there might be an exit fee or other “kicker” if the leverage is high.
5. Equity Structured as Dept: Here an equity investor wants the protection offered to a mezzanine investor, i.e. collateral and because of the collateral (especially if it gets a mortgage), better protection in bankruptcy. Also an equity investor can get better protection if there are environmental liabilities as the result of federal legislation in 1997.
The other financing option for those looking for high LTV financing for their commercial property is equity. True equity comes in various forms. The most important characteristic about equity is that it shares in profits and does not have a “guaranteed return” which if not paid triggers a default, with the consequential loss of equity. It generally finances the riskiest part of the capital structure (sometimes as much as 100% of the capital requirements and generally is seeking returns in excess of 20%. It also has more controls over the operations and decision making of the ownership entity. Various forms include:
1. Typical Equity Structure: This is ownership of the entity, which has title to the property. The investor has a certain amount of control from the right to veto or approve all actions to the right to cause any actions. Generally the more money you invest in a project: (a) the greater control you will have over the project, and (b) the better returns or promote to the owner/developer. Many investors today are seeking IRR based returns. They are seeking preferred returns generally in the 1-15% range depending on asset class and how high up in the capital structure the investor is going. However, other investors are looking for the “big hit” and will only do deals where there is a decent chance at significant upside.
2. Equity structured as Debt: See Above.
3. Promote Structure and Waterfall: Generally institutional investors provide capital and then after achieving certain benchmarks, give the developer additional profit incentives which they call the “Promote.” The Promote kicks in after certain specified returns, i.e., after the preference return etc. For example lets say a project will cost $10,000,000 and is projected to earn 15% on cost or $1,200,000,000 upon completion and “rent up”: Let’s further assume, that the developer is able to secure a construction loan of 75% of cost or $7,500,000. The equity requirement is $2,500,000. The developer will put up 10% of the equity. Let’s further assume the project is a project that will be sold at completion. Let’s assume it takes on year to build and it takes on year to rent up. Let’s assume it’s a shopping center and the anchor leases start upon completion and the balance of the leases come in at the end of the second year. Let’s further assume the project will sell at an 8% cap rate on the $1,200,000 or $15,000,000 and the income from the anchors is $1,000,000. The first mortgage will cost 6%.
Here is a comparison the advantages of Mezzanine financing vs. Equity Financing:
Advantages to Equity:
1. You usually need less cash
2. In the even of default, there is less risk, you don’t have a debt forgiveness tax liability
3. Mezzanine is additional leverage with all its risks
4. In the event of a thinner project than projected you can still make money if there is a profit but the profit is less than the required mezzanine return, and in that even you won’t get wiped out.
5. No need for intercreditor and subordination agreement with senior lender.
6. More equity might result in better senior loan terms.
7. Some senior lenders simply don’t like mezzanine loans behind them, or won’t allow an assignment of the partnership interests.
8. No personal guaranties (as there might be with mezzanine).
9. Usually simpler and quicker to document (and less legal fees).
Advantages to Mezzanine:
1. When the returns are larger, it is generally better to put up more capital and keep a larger portion of the profits.
2. Mezzanine doesn’t share in the profits, their return is capped
3. Mezzanine has much less control, of the day-to-day operation; they are a lender with lender controls similar to a first mortgagee (albeit somewhat tighter)
4. The mezzanine investors return requirements are usually less than the equity investor’s requirements, (although Preferred Equity returns are similar to mezzanine).
In Summary, for all the reasons that a borrower may prefer equity vs. mezzanine, the lender may have the same or opposite reasons to desire equity vs. mezzanine. Some lenders will just not do equity. Or, they may not be willing to make a distinction between pure equity and preferred equity (”equity is equity”). Also, lenders often have LTC/LTV limits above which they will stop viewing something as mezzanine and start expecting an equity return (e.g. a lender may decide that anything about 90% requires equity returns). The bottom line is that is has to work for both parties.

I will tell you a story about karma and how I made $250 by reporting an Adsense cheater!
It started when I came upon a web site where some kid was blatantly breaking the rules by asking his buddies to click on his Adsense ads.
This has got to be one of my biggest pet peeves! Why do people think they can break the rules at the expense of other peoples’ AdWords budgets?
So I did what a lot of people do… I contacted Google!
I figured Google would shut this punk down immediately. Boy was I wrong!
Every time I went back to this kid’s web site the message asking his friends to click the ads were still there! This went on for a few weeks and I really started to get ticked off at the lack of response on Google’s part.
So I decided to take matters into my own hands.
I used this software I created called “Google Sponsor Lister” (You can get it at AdsenseSchool.com) to find every sponsor who was targeting this kid’s niche.
I contacted each sponsor directly and told them there was a chance their ads were being displayed on a cheater’s site. I figured if THEY complained to Google, something would happen!
